Thanks for that feedback, Jim. We do plan to restore both structures.The RAD Design Review committee was in favor of our restoring the smokestack but otherwise asked we keep it as is.

Thanks for sharing your ideas with us. Our plans include many green features, including a living roof and an underground storm water collection tank that will treat runoff. We're also looking into solar panels and other environmentally responsible infrastructure.

Thank you for your response. We love this idea but unfortunately the property at 144 Riverside is restricted because of its location in the flood plain and its brownfield designation. Because of this there can't be any kind of building of permanent structures.

Hi Evar, thanks for your feedback. Please see answer above from RiverLink regarding intentions for the property. We're not seeking a variance on height and apologize if that wasn't clear. The current zoning allows for 5 stories, which is what's included in our plan. As for density, yes, we are required to go before City Council for approval as standard procedure any time there are more than 50 units in a proposal.

This quote from a recent post on the RiverLink website perhaps addresses this better than we can: "The sale of the Historic Cotton Mill for a mixed use development has always been part of RiverLink’s vision for this section of the Asheville riverfront. This vision was so important that a restriction was placed on the property to allow for a mix of business and residential uses."

We are working on a variety of alternative energy and sustainability options, including a proposed green roof over a portion of the building, solar panels, rain water harvesting and reuse, permeable pavement for parking, and an underground stormwater collection tank that will treat and release runoff before it enters the French Broad River.

Hi Johanna, thank you for participating in the community meeting and for your questions. The traffic impact study (TIA) is in progress. It is required for submittal to the TRC, the next step in the approval process. As you can probably imagine, there are many steps involved, including review by the City and the NCDOT, before the TIA can be considered 'complete.' That's why it takes a while -- usually 2-3 months.
As for the parking, there is no variance being requested. All of the parking is designed to conform with the current building and zoning requirements.
