Hi Dave, thank you for sharing. The Arden Gardens project plan is actually a student project completed by master's students at the University of California, Berkeley and was never intended to be submitted to the state for consideration. The 2007 plan was used to inform Sacramento's General Plan and recommends the implementation of high-density Transit Oriented Development. This development follows those recommendations and is entirely in compliance with the General Plan. Regarding density, this development is below the maximum density guidelines set by the General Plan.

Response: Hi Colleen, since the building is still in the design phase, there is currently no online application or property management information. Once construction begins (anticipated late 2023) we will start an electronic mailing this that you can add yourself to at that time. It will be found at Find Housing - BRIDGE Housing. Once application materials are available, we will notify the electronic mailing list, in addition to typical advertising and outreach. Rent information and qualifying income and eligibility requirements will be published when application materials are ready. Units will be LIHTC restricted and HCV will be accepted. We encourage you to check back on this website or at Find Housing - BRIDGE Housing as we near 2026 (anticipated completion) and construction is underway.

Hi Diane and Elaine, we understand your concern regarding the use of park space. Once constructed, 440 Arden Way will include an outdoor courtyard for residents to enjoy, as well increased green space at the childcare center. In response to concerns around parking, we have increase parking spaces from the original plan and worked with a traffic consultant to ensure minimal impact on traffic in the vicinity of the development. Additionally, new and improved sidewalks and bike paths will allow for safe pedestrian and bicycle travel.

Hi Jane, the BRIDGE team and all architects working on 440 Arden Way are closely following the guidelines set in place by the General Plan. The piece of land is state-owned and has sat vacant for many years. Following Governor Newsom’s executive order for surplus land to be repurposed for affordable housing, BRIDGE was selected based on our proposal to develop 440 Arden Way as permanently affordable multi-family housing. We are unaware of any previous plan for this site. Regarding pedestrian safety, we also hold that as a top priority; the safety of residents and community members is paramount. We are working with Sacramento Public Works and the Parks Department to increase and improve sidewalks and bike paths in the area.

Hi John, the fence currently in place at 492 Arden Way is on a city-owned parcel that is not under BRIDGE control. We share your concern about pedestrian access; and safety is and will continue to be a main concern for this development both during and after construction.

@Dave, it sounds like you’re concerned about the need to ensure this development is safely and professionally managed, and we completely agree about the importance of doing so! While 440 Arden Way isn’t specifically modeled after 1950 Mission, we are extremely proud of that project. 1950 Mission is an award-winning mixed-use development in the Mission District of San Francisco that includes an art gallery, artist studios, café, bicycle repair shop, and daycare center as well as 157 affordable apartments. Over 50% of the units are 2- and 3-bedroom apartments for low-income families, with a subset of those units (20% of the building total) specifically set aside for formerly homeless families. Including formerly homeless families does not mean that the property is “operated like an SRO hotel,” but you’re correct that BRIDGE works closely with the relevant local agency to ensure eligible tenants live within each unit and that the necessary on-site management is provided to ensure resident and community safety. At 440 Arden Way, we’re similarly planning to set aside a portion of units for formerly homeless families and BRIDGE’s dedicated compliance team plan to work closely with the City and County of Sacramento as well as the Sacramento Housing and Redevelopment Agency to ensure units are rented to eligible tenants who are screened and referred through the County’s coordinated entry system. We’re also working closely with Lutheran Social Services to provide case management, career counseling, after school programming, and other high-quality supportive services to our future residents on site.

Hi Karen, this project is part of an effort from the state to turn unused state and city-owned land into much needed affordable housing for working families. The current design plan reserves 124 units for households who earn between 30% and 60% of the Area Median Income, or between $30,390 and $60,780 for a family of four. Based on the most recent Occupational Employment Statistics survey, these households may work as nursing assistants, in the restaurant industry, retail, and more.

As a non-profit affordable housing developer, BRIDGE is committed to providing high-quality, cost-effective housing, and being a responsible steward of public funding. Hi Tricia, we agree that green building is incredibly important. This building has an all-electric, energy efficient design. In replacing an unused building with much needed affordable housing, we are increasing green space by including a green courtyard and an outdoor play space at the childcare center.

@K.B., we hear your concern about incorporating another convenience - liquor store into our building and will take that recommendation to heart. While we cannot restrict the number of vehicles our residents own, our 38 years of experience developing multifamily housing across California has taught us that, generally speaking, adding more parking to our buildings results in more cars and traffic, not less. In addition to providing some car parking for residents, we also plan to provide each household with on-site bicycle parking and free transit passes to encourage them to rely less on personal cars.

Given the excellent transit access at this location, we are designing this building so that residents can thrive without needing a personal car. This includes providing on-site bicycle parking, transit passes, and access to light rail and bus lines steps away from their door. We hope this will provide high-quality, affordable, and sustainable apartments to many families who need them. Still, we are looking into opportunities to provide additional parking without detracting from the State’s goal to utilize this excess public land for affordable housing.

@Jane, we hear your concerns around environmental impact and the importance of public space to the neighborhood. In fact, the current designs provide new open space in an on-site courtyard so that residents do not over-burden the nearby park. This site is part of the governor’s initiative to use excess State land for much-needed affordable housing and is being proposed on the site of two vacant publicly-owned buildings that currently provide no benefit to the neighborhood.
