Kathy, we are also aware of transit patterns and take that into account to ensure a high level of quality of life for our residents. Our analysis of parking trends for our resident population find that less between 25-50% of our residents request parking when applying for apartments. Consequently, we believe the 43 parking space is a adequate level of parking to accomodate those that need parking while encouraging others to utilize mass transit and alternate means of transportation (cycling, car pooling, ride sharing, etc). Just A Start will hold information sessions with our residents to introduce them to and encourage non single occupant vehicle transit options.

We appreciate your concern about street widths and traffic. Our development will follow all the zoning requirements for a 100% affordable housing development and will make extra efforts to encourage bicycle and transit modes of transportation.

Our propsed development will incorporate rental restrictions ranging from extremely low income families at less than 30% of Area Median Income (AMI) through families earning up to 100% AMI. The majority of households will earn below 60% AMI. Federal fair housing guidelines will direct our tenant selection plan regarding ethnicity.

Kathy, thank you for your commitment to the environment. It matches Just A Start's in the sense that our goal is to contribute to the solution to the global climate crisis. Our development will meet Passive House standards in order to ensure that we provide the most efficient livable experience for our residents. In addition to that, we are exploring every option possible to deliver a building mechanical system free of fossil fuels.

Diane, Thank you for your comments. We felt that keeping the pedestrian entrance closest to Danehy Park kept us from the impacts of future development and thus, best suited to a long term safe and secure entrace. We are looking forward to and design in advance of the City finishing the proposed multi-use path between our property and Danehy Park. We expect this connection to be an integral part of the integration of our development and the neighboring amenities. With regards to your comment on the entry, while we have not yet identified a user, we are leaving a fair amount of flexibility that will be determined by our eventual tenant in the retail space. Our goal is to have an establishment that benefits our residents and provides services to the surrounding community. We intend continue our work with the City to refine areas adressing access and connections to transit and non single user occupancy vehicles for the development. Good point. New Street is in a period of transition. Through the City's Envision planning process, New Street was seen as an area for additional housing, and we're thrilled to create 100% affordable housing in this neighborhood.

Thomas, thanks for visiting the site and commenting. You're correct, Evolve Fitness is operating in the building, and we've renewed their lease through Dec 31, 2021. Our intention in referring to the property as Industrial was to provide the underlying context from which the Affordable Housing Overlay would be interpreted. We'll make sure we update and reference the gym.

Thanks for visitng the site Javier. We are planning to have open space and a play area for children on site. We also look forward to a broad conversation with the City's planning staff and the community regarding our project and how it will integrate with its surroundings.

Thanks for your question Joe. The majority of development will be 2 and 3 bedroom apartments, with approximately 20% of them being 3 bedrooms.
