Thank you for your comment. Accessibility is important to us on all of our projects, and we're designing Broadway Park to meet all accessibility standards for both residents and visitors. One of the parking spaces will be reserved as an accessible space. With regards to the exterior, JAS will collaborate with the City of Cambridge to ensure that the final design for sidewalks and crossing ramps complies with ADA requirements.

Hi Suzanne, this site is open to any residents who want to offer their input on the project. We ask that commenters do not speculate on others' residences or groups they may belong to. All people are welcome to share their views, inclusive of where they live/work, if they rent/own, or any other affiliations. Affordable housing is a Cambridge-wide and even regional issue, so we value input from direct abutters as well as other Cambridge residents and community members.

Hi Adrienne, thanks for your comment. We’ve done a parking study with Vanasse & Associates to determine that there would be enough parking in the neighborhood to accommodate an additional 15 homes. In addition, the building’s proximity to various transit options will decrease the need for residents to have cars. Because most of the residences in the area don’t confirm to current zoning, we’re also working to design the building to fit in well with the existing built environment of the neighborhood.

Thanks for your comment, Mitch. We believe this project will have a residential feel and will fit in well with the neighborhood given the variety of nonconforming residential buildings close by.

Thanks for your comment, Mitch. Under the AHO, a building in this district may be 45-50 feet tall, which is the guidance we’ve used when designing the building. Given that Broadway Park will be across the street from two higher buildings (the Fletcher-Maynard school is 60+ feet and the Close Building Apartments are 75+ feet), we believe it will fit in well with the existing neighborhood. We’ve also purposefully stepped the building down as it gets closer to the lower residential buildings nearby to further fit it in. Since most of the residences in the area don’t currently conform to existing zoning, we’re working to design the building to complement its surroundings.

Leah, thanks so much for your comments. While the general shape of the building doesn’t have a lot of flexibility, we have been working on massing options to provide more texture and interest for the building. We’re not done yet and still have decisions to make regarding exterior materials and colors that should help with the aesthetic. Stay tuned for updates.

Thanks for sharing your comments, Lena. The site is currently a small private parking lot and it wouldn’t be possible for us to create more parking on site or in the area. We’ve done a parking study with Vanasse & Associates to determine that there would be enough parking in the neighborhood to accommodate an additional 15 homes. We hope to use the site to meaningfully serve more people by creating housing.

Hi B., thanks for your comment. While the building’s height is in line with the city’s AHO guidelines, we’ve purposefully stepped the building down as it gets closer to the lower residential buildings nearby to further fit it in. As for the lot you referenced, we’re always searching for opportunities to create affordable homes, but unfortunately that lot is not on the market or available at this time. I’m not sure what you mean by displacement, but rest assured no one will be displaced from their home to construct Broadway Park!

Lee - We've developed the unit mix in conjunction with the City of Cambridge to provide a unit mix that meets their goals. Right now, we have over 25% of these units as 3BR units which is significantly higher than the 10% level generally used as a goal.

Thanks for following our project. We are very interested in community feedback with regard to our development efforts. We had our first community meeting back on August and are planning our next one for the coming weeks. We will also have more questions and polls posted on this site as we continue our progress. Thank you for your comment. While we did cover the unit mix in our community meeting, we did mistakenly leave it out of the updates. We will have 4 - 3 Bedroom units, 3 - 2 Bedroom units and 8 - 1 Bedroom units. This means that over 25% of the building will be for larger families. We will also update the site so this information is more readily available.

Bob, thanks for following our project. The condominiums will be offered via a lottery as we near the completion of construction. I would suggest contacting the City of Cambridge for opportunities in other projects in the area.

Thank you for visiting the site and for your comment. We're getting ready for an online community meeting in August where we'll be discussing the important topics you brought up. Right now, we're early in the process, and the outreach and approval phase will take upwards of 6 months. During this time, we'll continue to share information on this site and will incorporate the feedback received into the design in order to create a building that fits into the context of the neighborhood while providing much-needed housing.

Dan, Thanks for visiting our site. The Affordable Housing Overlay would not result in more than 15 units at this location. While the Overlay will be a powerful tool to create 100% affordable housing developments, we've determined that the 40B process is the appropriate path for this site.

Thanks for your question. We are still too early in the design process to talk about height, but the units will be a combination of 1, 2 & 3 bedrooms in size.
