Two weeks, ago the Malden City Council voted to extend for 6 months the current Moratorium on new multi-family housing developments. We intend to continue to engage with our Malden neighbors, and to pursue the required zoning relief. Contact your local elected officials and community leaders to tell them that you support revitalizing this under-utilized site.

Also, as a result of feedback from the Malden community, in early January we will be launching a new Facebook page to reach a larger portion of interested Malden residents and keep you informed about current news of this proposed neighborhood.

We apologize for the delay in responding to your questions on availability and pricing of condominiums and cottages for this neighborhood.
The next step toward bringing this new neighborhood to fruition is for the Malden City Council to work with our team to re-zone this property. Unfortunately, the City Council recently voted to extend by six months the current building moratorium on new multi-family residential construction. This effectively delays our ability to complete designs and start the required demolition of the existing buildings. While the moratorium is in effect through next June, we intend to continue to engage with our Malden neighbors, and to pursue the required zoning relief. Once approvals are in hand, about two years will be required to get from demolition to construction to occupancy.
At the current time we anticipate the starting price of the condominiums to be approximately $375,000 and the cottages to start at $425,000. We appreciate your interest and believe, based on our market research, that you are a part of a large demographic in Malden that wants to stay in the community in a smaller home in a pastoral and natural setting. Let your local elected officials know that support this thoughtful use of such a spectacular site.

Thank you for your comment. We appreciate hearing from our closest Malden neighbors. We envision a process of collaborating with a variety of community stakeholders to establish ideas for the park. We have spoken to a number of people who would like to see a playground; a memorial to the history of Malden Hospital; a dog park; and other ideas. We look forward to working with the local stakeholders to determine the best use for the park.

The Hospital site has been vacant for over 15 years, due to the costs associated with remediation, demolition, site improvements, and high-quality new construction. Our plan returns the site to productive use for both residents and the City at large; adds public good to the adjacent Fellsmere park; and offers the opportunity to address some of the long-standing traffic and infrastructure issues in the neighborhood.

We are pleased to have heard from several long time Malden residents who share you interest. We believe that our plans and this neighborhood are particularly well suited for local Malden empty nesters. We are planning 56 studios, 112 one-bedroom, and 56 two-bedroom apartments. Our projected monthly rents start at $1,800, $2,350, and $2,650 respectively. Condominiums start at $375,000 and cottages in the $400’s.

We are planning on 72 condominiums and they all have at least one deeded garage parking under the building. There will also be exterior parking at grade. We are starting the condominium pricing at $375,000.
