Hi Cynthia! Absolutely. The existing apartment building is owned by DSCDO and we are currently working with the existing residents, following Uniform Relocation Act guidelines, to move them to new housing within the area.

Hey Tim! This is great feedback. We explored this option but unfortunately due to the very tight cost-containment measures we have to adhere to based on our funding sources... we just couldn't get this option to work financially. We are keeping this in mind, though, and if something changes with our funding between now and final design we would definitely love to try to do this!

Yes yes yes! Thank you. There is a wellness center planned within the residential portion of the building, and we have agreements with local service agencies to offer services to residents. There is also a community room that is planned to be shared with the library, where programming will take place for both residents and the community as a whole. The library will have meeting rooms available as well!

Thank you for your interest Gerald! This project will not be finished until 2023 at the earliest. We will be sure to notify the community when lease-up begins. You will be able to apply through the DSCDO property management office at the Gordon Square Arcade building at 65th and Detroit. :)

Hi Gail! Yes - there is parking at the rear of the building for both CPL patrons and residents. There is also a rear entrance.

Hi Mandy! We greatly appreciate GCRTA as they have been amazing partners over the years. As the project moves along, we absolutely plan to coordinate with GCRTA in regards to upgrading the shelter and other TWE environments for this particular site. There is a lot of potential here and we are very excited. Thank you!

Hi Ben! Thank you for your feedback. We are so fortunate to be partnering with the library on this project, which will allow many opportunities for intergenerational programming to take place. Thanks Mandy, we completely agree! Our hope for this site is to include an updated TWE as well as a walking path to improve pedestrian safety and connect Detroit Avenue and Lake Avenue. In order to do the latter, we need to get a few property owners outside of the development site on-board with the idea. We are pushing this as we feel strongly that it is important. Thanks!

Hello K! Thank you for your comment on internet and connectivity. We agree this is incredibly important and would like to explore ways to ensure connectivity for future residents of the building. Especially during this pandemic, having internet access in the home is more important than ever.

Hi Edwin! We have been hearing similar sentiments from folks regarding the colors on the eastern portion of the building. They say Cleveland is gray enough and we don't need more gray! :) We are definitely taking this suggestions to our design team and hope to enliven the facade with more color. Thank you!

Thank you for bringing this subject to the forefront. Universal design and inclusion for people with a range of mobility needs is important to us. Our goal is to design a building that is accessible & adaptable for folks as their needs change. We continue to learn about different approaches and how to go beyond the legal accessibility requirements (here we are looking at Section 504), which set minimum standards, and not the recommended standard. We have learned and hope to gain further insights from groups such as Maximum Accessible Housing of Ohio and their programming through the Anderson Center for Accessible Living (www.maxhousing.org). The specific design of elements within each apartment is not yet finalized and we welcome suggestions or resources that could help us!

To answer your specific questions:
- Currently, 100% of the units will be for low-income seniors
- Width of the doorway is one element of accessibility ( 36" minimum), but we are working to implement universal design standards throughout
- Some of the units currently have lowered countertops for multi-height workspace and we are hoping to add this to every unit
- We have learned that people use grab bars in very different ways, and want to work with each tenant to install these in locations that work best for them
- All areas are served by an elevator
- I believe all signage will also be in Braille

Hi Joan! The HUD income limits change every year. Right now we are estimating this project will not be complete and ready for occupancy for a few more years. I can't say for certain what the HUD income limits will be at that time, but it is definitely worth trying!

Hi Rodrigo! Right now the design includes a rooftop deck and community room that can ideally be used for light aerobics and other fitness classes for both the senior residents as well as library patrons and community members. We are open to more suggestions on programming ideas!

Hi Stephanie! Thank you for your feedback. Enterprise Green Communities actually just rolled out their Green Communities 2020 criteria, and we plan to meet those guidelines with this project. One of our core beliefs when it comes to long-term affordability for residents is that it extends beyond just rents and includes utilities, too. Our goal is to create a beautiful building that is efficient and sustainable for years to come, and keeps utility costs low for future residents.

We plan to submit a funding application to the Ohio Housing Finance Agency for 9% LIHTC on February 11th, 2021. This program is very competitive, and we find out in May of 2021 if we will be awarded the funds. This program makes up the main source of our proposed financing structure, so obtaining this award is the first critical step because we can apply for other sources. Halley, thank you for mentioning social distancing. Times have definitely changed since the beginning of the year, and you bring up a very good point about designing the building to take our new social "norms" into consideration. We definitely plan to explore this.
