Hello Phineas--There are definitely regulatory frameworks in place designed to hold us to our promises. The special permit process guiding our master plan serves as a compliance tool for the City of Cambridge to set our project's scope, including agreed upon public benefits.

Thanks for your comment Pawel. We are currently in the process of delivering 36 income-restricted units at our 88 Ames project, and our Phase II residential building will include a 20% affordable and 5% middle income apartment mix based on total GFA.

Thanks for your comment Jay - the pedestrian streetscape is a key focus of ours. We think the addition of active ground floor/retail uses throughout the plan area will help enliven Kendall Square. Additionally, investment in the Sixth Street Connector and the East-West Connector should help facilitate pedestrian circulation and contribute to a pleasing district experience overall.

Raji - your point about bringing a grocery store to Cambridge is well taken (and shared by many in the community). MIT is scheduled to include a 19,000 square-foot Roche Brothers marketplace in their future developments, and it is expected to open in 2019.

Hello Claire. The proposed buildings will all have lighting controls that will shut interior lights off at night if there is no activity within the building. Exterior lights are mostly concentrated at the ground level for safety at night and are not designed to project into the sky. Please join us tonight at the open house at 80 Broadway at 5:30 PM. The project at Broadway and Binney will have a raised cycle track along the street edge that ties into the wider cycle track network including the Grand Junction path along the CSX line. We would love to show you the plans.

Thanks for writing Stephanie. A new Roche Brothers grocery store is scheduled to open in 2019 on Broadway between Third and the Longfellow Bridge. As for after-work activities - we hear you, and we'll be sure to keep that feedback as we consider ways to expand our programming in the area.

As part of our 88 Ames (Proto) development we are in the process of delivering 36 income-restricted units, and our Phase II residential building will include a 20% affordable and 5% middle income apartment mix based on total GFA. Additionally, we are working to provide below-market "innovation space" as part of our master plan. Stay tuned!

Thanks for sharing your thoughts, Summer. While we have not incorporated a grocery store into our plans, MIT’s neighboring development plan includes a Roche Brothers grocery store on Broadway, between Third and the Longfellow Bridge--it is expected to open in 2019.

Thanks for sharing your thoughts - We are definitely investigating ways to add public art to the neighborhood, both temporary and permanent installations. We have hosted a number of art installations on Kendall Plaza over the years and work with the Cambridge Arts Council on a local artist program in our office lobbies. While we hadn't considered adding historical signage or a way-finding kiosk, those are two very interesting ideas that we'll be sure to think about further. Thanks again!

On Kendall Plaza, we currently host farmers’ markets two days per week, concert series both at lunch time and after hours, and partner with local non-profit organizations for additional programming.
