The new vision for Royal Crest is pedestrian/ bike friendly and public transportation centric - it is just 3 miles from the Andover rail station. Currently, the Royal Crest buildings are poorly planned and energy inefficient.

Our plan relocates the Royal Crest residences further away from neighborhoods and the design includes low impact lighting, not stadium lights

We are early in the process, and listening and learning from your comments. Redeveloping the Royal Crest Apartments will allow us to move the buildings further away from Berkeley Rd as well as design and construct them with updated building materials that reduce noise and light pollution. Yes!, we share your passion for environmentally friendly development. The current Royal Crest is outdated with very inefficient heating systems and infrastructure well beyond its useful life, plus a design from an older car-centric era. The proposed design with integration of places for work, living, and relaxation - is an essential ingredient in creating a more sustainable Royal Crest neighborhood, letting people walk more and getting in their cars less. All the new buildings will utilize state-of-the-art energy efficient systems and have many environmentally friendly features. Both Trinity and Aimco take environmental sustainability seriously and we envision the new Royal Crest will be a showpiece in this regard. Thank you for sharing your suggestions with us.

First, the residents of our properties are enormously important to Aimco and Trinity. Aimco and Trinity have ample experience on redevelopment projects of this type, and we will ensure that all residents are accommodated during the transition from the current Royal Crest to the New Royal Crest. Our plan will be built over several phases and years and will be sequenced to minimize disruption to residents and neighbors. We expect a significant number of current residents will join us in the New Royal Crest.

We believe that the redevelopment of Royal Crest will ultimately create an opportunity for the North Andover community to examine its short- and long-term transportation goals and objectives. We hope to partner with regional transit authorities, the T, and state agencies, and possibly participate in future solutions such as shuttle and shuttle services key amenities, including other transit nodes such as the Andover train station.

Thank you for visiting our website and posting a comment. We share your concern about traffic, especially its potential environmental impact. In fact, that is why we are suggesting to replace the existing fifty-plus residential buildings, currently spread across the very large 76-acre site. The complex is currently inefficiently configured and car-dependent, with few sidewalks even. The new redevelopment concept will include a new mixed-use neighborhood that incorporates green buildings. In a mixed-use development, residents are able to walk from their homes and go to a restaurant, cafe or retail store, right in their building, or next door. Being able to walk to shops and restaurants saves residents the costs of having to drive their single occupant car to go everywhere. With fewer cars on the road, the air quality will likely improve, and yield environment benefits. We are really excited about our pedestrian-friendly plan.

During North Andover’s 2018 Master Plan process, residents said the changing population is creating demand for new types of homes, offices, and retail. The plan identified the Route 114 corridor as the primary retail corridor, and an ideal location for redevelopment efforts to support the economic goals of the Master Plan. By focusing redevelopment along this corridor, the Master Plan concluded that the community can protect more of its open space and agricultural land.

We have taken great care in proposing a layout and overall plan for the Royal Crest redevelopment that reduces the distance between residents, shops, and offices. By mixing the uses on the site we promote walking and biking, and lessen the impact on the roads. It also makes a shuttle service to nearby Andover commuter rail station, which is just 3-miles away, more feasible.

We believe that the Town has great shopping and restaurant options too. A mixture of uses is one of the most important qualities defining a new Royal Crest. The “work, live, shop” concept is integral to it, and makes it unique.
