Thank you for your feedback, Ms. Flood. Our non-vehicular public plaza will be activated year-round with local activities such as artist expositions, food festivals, and a farmers’ market (to name a few) amongst an array of native trees and shrubs, creating a space for citizens to enjoy and be part of. The health of these trees would be ensured by planting each one in 25 cubic meters of soil, a volume higher than those in most cities, including Montreal and Pointe-Claire. We would love to hear how you would like to see the plaza activated during various seasons.

Thank you, Mathieu G, for engaging with the site. We agree that the creation of a multi-modal transport hub will assist in the creation of community for people to interact with the shopping centre and the new project.
From what we have been informed of, the bus terminal will be relocated and integrated into the REM station. With that in mind, we are continuously looking at developing routes to get to and from the REM station safely and with ease, as well as remain open to discussing with the CPDQ concerning their parking requirement for the REM station.

We believe that the project will have a much greater positive impact for the neighborhood than its current use of a parking lot, as well as host opportunities to activate the space on a regular basis. It would be great to have concrete examples of the kinds of problems that may be created so that we can plan to mitigate what is within our control.

We appreciate your interaction with the site, Lucie B. The project has been created as a true mixed-use development where complimentary stores and services will be available to the residents living on site and surrounding areas. There are plans to have a grocery store on the ground floor of the building for people in the surrounding area to be able to walk to. We have even started exploring opportunities to grow produce onsite that could be sold in the grocery store and that would help greenify the area.
The parking lot area that will be used for the development will be replaced in the form of a parking deck that will be built first as part of the development. As mentioned concerning the REM, we remain open to discussing opportunities with the CPDQ concerning their parking requirement for the station.

At the heart of the project is a new 50,000 square foot outdoor plaza (larger than a football field) that extends out from the shopping centre right outside the projects' doors, surrounded by greenery. This walkable, non-vehicular, plaza that is public and open to the entire community, is designed to be used as public meeting space or a resting place.

Here are some of the components of the project:
The Plaza
At the heart of the project is the new 50,000 square foot outdoor plaza (which is larger than a football field) that extends out from the shopping centre right outside our doors. A walkable, non-vehicular, plaza that is public and open to the entire community, designed for active and passive use.
Seniors Residence
This phase of the project includes a best-in-class seniors/active living residence with 435 apartments and well as 24 units for those who need elevated medical care in order to avoid having to go to a hospital. The residence will have a direct enclosed connection to the shopping centre, extensive amenities and is within steps of the outdoor plaza, which is accessible for those with reduced mobility.
Residential Rental Buildings
The project includes two residential rental buildings totalling 445 apartments.
The buildings are located directly on the plaza and there will be a grocery store and cafés in the base of the buildings. They have been designed so that the residential units are located above the REM tracks. The height of the buildings allows the footprint of each building to be reduced, which allows more space at grade to be freed up for active and passive uses, trees, public areas, and the plaza.

Merci encore, Lyne G, pour vos suggestions. Le projet prévoit l'installation de détaillants et de commerces directement sur la place, notamment une épicerie, un café et des restaurants à la base des bâtiments. Outre les éléments commerciaux supplémentaires, la place sera animée, en rendant plus vert un parking existant, avec l'ajout de 91 arbres, arbustes et plantes pour le plaisir du voisinage.
Comme nous l'avons mentionné précédemment, nous avons l'intention de créer une communauté dynamique et diversifiée où les résidents pourront vivre, travailler, apprendre, jouer, magasiner et manger. Nous restons ouverts à la discussion avec le ministère de l'Éducation sur la possibilité de construire une école dans le cadre du projet.

Thank you, Mr. McCunn, for your suggestions. We are striving to create a sense of place for the citizens and residents of the neighbourhood. The project has been designed for retailers and businesses to be located directly on the plaza, including a grocery store, café and restaurants at the base of the buildings to complement our recent renovation of the dining hall at Fairview Pointe Claire. In addition to the additional commercial elements, the plaza will be brought to life, greenifying an existing parking lot, throughout the year by activities such as a farmers’ market, holiday market, local artist exhibitions, etc…

Ms. Sohmer, thank you for sharing your suggestions and thoughts. The project was created as a true mixed-use development where active transport is at the forefront. There are plans to have a grocery store on the ground floor of the building for people in the surrounding area to be able to walk to. We have also started exploring opportunities to grow produce onsite that could be sold in the grocery store and that would help greenify the area.

A plaza that is public and open to the entire community of Pointe-Claire, designed for active and passive use. The plaza is designed to host activities 12 months a year, such as farmer’s markets, exhibits by local artisans, concerts, movie nights, Christmas markets and more.
Seniors Residences: 435 best-in-class apartments (24 elevated medicare care units)
The residence will have a direct enclosed connection to the shopping centre, extensive amenities and is within steps of the outdoor plaza, which is accessible for those with reduced mobility.

The site is currently subject to the Interim Control By-Law (ICB) that was adopted by the city of Pointe-Claire in June 2022. We are waiting for the opportunity to discuss with members of City Council, along with the City’s administration, the details of our project.

Thank you for your question, Ms. Paradis. There is a high demand for rental units in the West Island. We have stated from the start that these would be rental units for young couples, families, individuals and empty nesters who wish to remain in Pointe-Claire after selling their home after their children move out. Our goal with this project is to fill the needs of the community which are a seniors’ residence and quality rental units.

Thank you, Mr. Hershon for your comments. We fully agree with you and are proposing rental units for different generations for which there is high demand. These units will have large balconies and generous fenestration flanked by a beautiful public space. Proximity to public transportation and services is a key to this project and fills a much needed need in the West Island.

Thanks for your comment Jeffery and your interest in the project. The first phase of the project includes two residential towers with a total of 445 that are rental units only. As we plan for future phases, we will consider including condominiums for sale for those who wish to own their own units.
