Thanks Michael, we expect the project to take approx. 3-4 years to complete. The traffic impact of the DO-7 district was studied by traffic engineers during the SEQRA process. The traffic engineers did not find that proposed development in DO-7 would have a significant negative impact on traffic in the surrounding area.

Thanks Nancy, CVS, McDonalds and the Masonry Depot are outside the boundary of the project site. Additionally, there are no existing homes, or residents at the project site.

Hi Cat, thanks so much for your input. In order to minimize the impact of the building height on the surrounding neighborhood, for the frontage along Main Street, the zoning requires that the buildings step back from the street as they get taller. The traffic impact of the DO-7 district was studied by traffic engineers during the SEQRA process. Thanks Greg, we have actually been working with the same landscape design team that designed some of NYC's most carefully designed and actively used public parks including the Hudson River Park and Little Island Park!

Thanks Greg! The exact details are still ironed out out but the city will likely be responsible for maintaining the streets of Pratt Landing and the park will likely be maintained by the an entity associated with the tenants / owners of property at Pratt Landing. Those tenants / owners will be very concerned with ensuring the park is well maintained - they will live / work right next to it!

Thanks Amy! There is a mural from the armory that we intend to preserve and reinstall at the Armory! We also intend to install signage in the armory that is designed to educate the public on the Armory's history.

I would love a bookshop as well! It would be great to pick up a book then sit by the waterfront and read it.

Food trucks could be a great addition and the new roads we expect to build on side would provide easy access for food trucks along Pratt street in the development.

The next public forum for the new zoning district that Pratt Landing sits inside of is scheduled for tomorrow (12/7/2021) at 3:45pm at City Hall.

Hi Henry, There is a good chance we will have townhouses for purchase as part of the masterplan. We really believe that Pratt Landing will be a great addition to New Rochelle.

Thanks Hank! That is a great point regarding seating. We expect to explore a variety of elements that could activate the public space of the park, including benches, tables, etc. There will also be retail on the ground floor throughout the development which should make it easy to find a good sandwich to eat in the park!

Hi Theodore, thanks so much for the note. The exact unit mix for the residential portion of the development hasn't been established but we expect a diverse mix of people to live in the Pratt Landing, including residents that are 55+ in age.

Thanks Garrett! The proposed waterfront promenade will be perfect path to run, jog and commune with nature! We are working to create a living shoreline that will restore natural ecology along the waterfront.
