What's Being Proposed?

Albion Residential LLC submitted an application for a a 16-story, mixed-use building on an underused block at the south end of Downtown Evanston. The proposed development consists of 287 dwelling units, 182 parking spaces, and 9,616 square feet of ground-floor commercial space. The first three floors tie into existing neighborhood elements with a brick facing, and the residential floors are suspended atop a rooftop garden with glass facing influenced by adjacent office buildings.

What's There Now

The site currently consists of a mostly vacant two-story building at the north end, a one-story building housing Pilates Connection and Prairie Moon restaurant, a small parking lot, a vacant lot, and a one-story building on the south end, which houses Tommy Nevins pub. Current businesses will be considered in leasing out the new retail space. The site adjoins two larger buildings — One Rotary Center and the Holiday Inn — and the proposed development's height would be somewhere in between the two for a stepped effect.

What's Happening Next
