The Davis Companies plans to renovate the existing building at 35 Cambridge Park Drive into a modern and environmentally conscious (LEED Gold) research building.   This project will include the renovation of the existing 140,000 square foot building and an addition of 47,139 square feet of new construction.  

The footprint of the existing building will be reduced and the new sf will be contained in a two story addition.  As a result, permeable green open space and a hardscape patio will be created on the site.  This project will also involve refurbishing the existing parking structure which will result in the creation of covered bicycle parking.  The site is located directly across the street from the MBTA’s Alewife Redline station and bus terminal providing an exceptionally convenient public transit oriented building. 

The building is also proximate to a host of bicycle paths including: Minuteman Commuter Bikeway, Fitchburg Cutoff Bike Path, Alewife Connector and DCR Alewife Greenway Paths, and Linear Park Path. The renovation of the existing parking facility will incorporate significant bicycle storage with several self-serve repair areas and locker facilities encouraging bicycle commuting to the site.  Showers and additional locker facilities will be provided on the first floor of the existing building.

Finally, the renovation program includes the creation of much needed convenience retail. This new retail will benefit the emerging residential community on Cambridge Park Drive as well as serving the numerous existing businesses located within a walkable distance from the property.
