What's in the Works

The proposed project contemplates the redevelopment of a 12,826 SF lot located at 46-48 Leo M. Birmingham Parkway in Allston (the “Project”). The Project consists of a six-story, 42,615-GSF, residential building that will contain 42 units of which 15% will be designated as IDP units, approximately 2,315 SF of lobby and amenity space, at least 17 accessory off-street parking spaces (with the potential to add more if demand necessitates), and 60 bike storage spaces. The Project will utilize alternative transit options including a shared electric vehicle available to tenants and street level bike storage to reduce vehicular traffic.

What's There Now

The Project Site is located at the corner of Leo M. Birmingham Parkway and Lothrop Street adjacent to the prominent Murray Field and Portsmouth Playground. The Leo M. Birmingham Parkway corridor is currently in a state of transition with a comprehensive long term transportation plan to make the parkway more pedestrian and bike friendly. The site is currently a Massachusetts State Police barracks that are anticipated to relocate in mid-2023. By replacing the existing structure, the project will have the opportunity to revitalize the streetscape and better cater to the needs of existing and future mixed-use development.

What's Happening Next

The project team has filed an Article 80E Small Project Review Application with the Boston Planning and Development Agency and the project is currently under review.
