No meeting this week (Thursday 8/12)

Dear Neighbors -

We hope you have had a good summer! We wanted to let you know that we will not be hosting our monthly meeting tomorrow, Thursday, August 12 as planned, as the Alderman is planning to host a socially-distanced, in-person meeting later this month about the C40 project. Once that meeting is confirmed, we will send that information out so you can attend.

Thank you to all of you for your continued interest and engagement. We have had great committee meetings this summer on building and landscape design, recent mural projects in Chicago and Detroit and retail recruitment models on the Cottage Grove corridor in Bronzeville.

Just a quick note to let you know that we are NOT planning to have a meeting tonight for the C40 project - given that it fell close to the holiday. We are planning to host our regular monthly update meeting on Thursday, August 12, with details to follow soon.

Happy Earth Day!

Hello Neighbors,

We are wishing you a Happy Earth Day from the C40 Garfield Park project team! We are sincerely grateful to all of our supporters and interested stakeholders for working with us to make a better project and we are looking forward to bringing these new sustainable buildings and "net zero" homes to the Garfield Park community. We are excited to think that we will be well under construction next Earth Day!

Thank you to those of you who joined the committee meetings last Thursday night - we look forward to continuing to work with you going forward. if you didn't join a committee and would still like to, please email c40chicago@poah.org. We will reconvene with a general update meeting on May 13, 2021 - stay tuned for details.

Finally - you may have seen the Sun Times article about the development yesterday - the zoning ordinance was introduced to City Council this week. The reporter called it Garfield Green - but as you know, that may not be our final name. We look forward to working with our committees to choose a name that best honors the work of the neighborhood in making this project a reality and our hopes for the future there!

3/11 Meeting Recap, April Meetings, Planned Development Application

We are very grateful to those of you who joined us on March 11 to review design updates and look at retail plans and recruitment for the Phase 1 building. If you missed the meeting - please see the video, presentation, and notes here.

We are planning to host committees the following week Thursday, April 15 - time TBD - we may have them overlapping or back-to-back depending on interest. The three committees (for now) are Design, Youth/Arts and Retail. We hope anyone interested can continue to meet with us monthly to give us the kind of detailed feedback you've been able to offer in February and March. We'll send reminders again those weeks with meeting information.

We are planning to submit our application for the basic zoning to build the project to the City in April, which will be introduced at the April 21 City Council meeting. This requires us to post official signs at the property and send a mailing to all property owners within 250 feet of 5th and Kedzie. We have been in contact with City Departments and the Alderman's office about this. It doesn't mean that the design or financing of the project is approved, it just starts a 3-4 month process of approvals from the Community Development Commission and Planning Commission, so that we could submit a building permit sometime in late summer/early fall. We hope to go over this process at our April 8th meeting and answer any questions and concerns you might have.

City sewer work and Office Hours Tomorrow (Saturday)

A lot of people have asked us if the infrastructure work taking place around Fifth and Kedzie is related to this project. While it is not, we asked the Department of Planning and Development about it. They reported that it has been a Department of Water Management project installing new sewer lines and shared the installation plan below. We understand that the project is wrapping up.

Update presentation and Virtual Office Hours in November.

Thank you to the Garfield Park Community Council who invited us to update their Land Use and Open Space Committee on Wednesday night about the project.  A copy of our presentation is uploaded here if you’d like to review.

We deeply appreciate everyone who has taken time to give us your feedback about the project. The majority of you are residents of the neighborhood - with over a third of you living here for over 20 years. We hope you've been able to also read your neighbors' comments and respond to them if you'd like. So far our biggest takeaways are the need for more goods and services in the neighborhood, a great pride in the neighborhood's history and architectural legacy, what a safe and well-managed property looks like and some really helpful suggestions about bedroom mix, building design and amenities for the apartments.

We have begun to work with our architects to revise the competition design and should have updates to share soon about building design, our development schedule and how you can get more involved if you are interested.
