What are the negative community benefits or attributes created by the current use of the property?

Single-use property, ugly architectural details, car-oriented use with high polluting gasoline. The current set up causes congestion and doesn't present a welcoming aesethetic to the historic neighborhood.

Waste of space, and contributes to climate change.

None. Cars park on the sidewalk, pollute the air, and use it as a cut through between Clark and LaSalle.

LANDMARK. don't demolish something that everyone recognizes as unique. This unusual structure gives this intersection something iconic, photo-worthy and interesting.

Outdoor theatre, beer garden, newsstand kiosk. Something like Jeni's Ice cream hut on Rush/Wabash or the Cafe in Viagara triangle.

While car use is a part of the intended design, the building could be repurposed as an outdoor beer garden, sheltered performance stage.
