Fellsmere Housing Group (FHG) has a plan to preserve over seven acres of trees, create a trail network through those trees, and add to Fellsmere Park as part of redeveloping the 17-acre former Malden Hospital into a mix of residential apartments, condominiums, and single-family cottages with hilltop views of Boston. This plan reduces building footprint, reduces paved area, and turns that land green with new trees and landscaping. The 18 single family cottages along Hospital Road replace the nurses building and the old power plant. The 72 condominiums and 224 apartments are in one building shaped like an “E” that utilizes the footprint of the existing main hospital buildings. In addition to preserving the seven acres of trees that have grown and matured around the hospital, the two-acre expansion of Fellsmere Park would have an area along the expanded trail network with views of Boston,as well as an area to recognize the history of Malden Hospital. We will also provide funds ($448,000 @ $2,000/apartment) to be allocated by the community and the City of Malden for community improvements such as upgrading Fellsmere Park.
Smaller home sizes and therefore smaller household sizes (56 studio, 112 one-bedroom and 56 two-bedroom apartments) will reduce the total number of residents and the total number of trips, as well as the number of schoolchildren. Peak hour shuttle service to public transportation for residents will offer another alternative to the 99 bus. Significant real estate tax revenue will benefit the City of Malden upon completion.
