What's in the Works

The proposed project is a mixed-use, harbor-oriented village being developed by Channel Islands Harbor Properties, LLC (CIHP). The plan is to combine unique retail and restaurants with the best that harbor living has to offer along the water's edge, bordered by a waterfront promenade leading to a new one-acre park with views down the Harbor's east channel.

Designed to fit the surrounding community, the village will encompass:

  • Inviting restaurants and retail shops
  • Overwater dining deck
  • Harbor themed public park
  • A 1,000 ft. boardwalk
  • Professional, tech-ready offices
  • 390 apartments with premium views and an abundance of amenities
  • Waterside recreation & leisure

Over one dozen meetings and presentations have been held with the Oxnard community, some with over 200 in attendance, to present the project and receive feedback and project suggestions. There have been many suggested additions to the project brought forward by the public, many of which have been incorporated into plans for the project.

What's There Now

The current dilapidated Fisherman’s Wharf site is past its useful life and doesn't meet current merchant needs. It is also too big, with the average vacancy of retail space in the general area over 17%. A new, revitalized center will create a lifestyle experience to serve Oxnard and the surrounding communities while bringing in approximately $600,000 in new annual revenue to the City of Oxnard.
