Fulton House will feature 20 one-bedroom apartments, with an average unit size of 740 SF. The apartments will feature luxury finishes, stainless steel appliances, and engineered wood floors. The layouts will be smart and efficient, providing eat-in kitchens and in-suite laundry. Bathrooms will have tiled floors, tiled showers, and oversized vanities. 80% of units will have outdoor balconies, providing enough outdoor space to allow a dining table for four. 20% of the units will be more efficient one-bedroom units (480 SF), 60% of the units will be standard one-bedroom layouts ranging in size from 683 SF to 789 SF, and 20% of units will be larger, premium one-bedroom units (971 SF). The ground floor will feature two retail spaces and indoor parking for eight cars. There will be additional storage and bike storage and infrastructure in the parking garage. Construction will begin in 2021 and will take 12 months to complete.

Designed by Westleigh Harper, principal and co-founder of Horton Harper Architects, Fulton House focuses on the idea of juxtaposition: incorporating new, modern apartments above a traditional brick warehouse. The use of wood in the cladding of the upper floors continues this theme, using a traditional building material in a creative and playful way by changing the orientation of the cladding on different facades. It is simple, yet elegant in its design, allowing Fulton House to fold into the historic district; while its intentionality allows for a timeless design. The ability to repurpose the historic structure for modern use, coupled with the setback of the residential floors, allow the design to provide a pedestrian scale in line with the context of the neighborhood.
