CC MPZ Main Street LLC, an affiliate of Capstone Communities Development LLC (Capstone) and MPZ Development LLC (MPZ), is collaborating with the Town of Bridgewater to redevelop the former McElwain School property and the adjacent 242 Main Street. This project will include the rehabilitation of the existing McElwain School into 16 mixed income apartments, the construction of a new, detached rear building that will include an additional 38 mixed-income housing units, and the rehabilitation of the 3-family home and barn at 242 Main Street. The site will also include a landscaped park and community room that will be open for public use.
To be collectively known as the McElwain School Apartments, the development will provide a mix of one-, two- and three-bedroom apartments affordable to individuals and families who income ranges from 30 percent to 60 percent of area median income (AMI) (incomes ranging from approximately $25,000 - $50,000 for a family of four). It will also include market-rate apartments that have no income restrictions.
The designs for the adaptation of the School for residential use will follow the Secretary of the Interiors’s Standards for Rehabilitation to preserve the building's historic integrity. The existing vinyl windows will be replaced with new windows that will closely match those of the original School, exterior masonry will be carefully repointed, cleaned and rebuilt where necessary, both historically significant interior staircases will be restored, the wide hallways will be maintained, and even the blackboards will be saved and reused! The three-story new detached building will be designed to complement its historic neighbors while also adding a contemporary aesthetic to reflect current architecture.
