- Beacon Waterproofing will continue to pressure wash and caulk the building (on multiple elevations at the Rogers Building)

- There will be a crane in the courtyard on Wednesday 6/7/23
- All other work will occur within the building.

- There will be increased truck traffic on Rogers Street with trucks accessing the loading dock and the courtyard lay down area for deliveries and dumpster swaps.
- There will be regular periods of traffic stoppage while trucks pull in and pull out of the site.

IMPORTANT NOTE: Cambridge Fire Department will be testing the fire pumps in the building along with the Cambridge Water Department. This test will occur at between 12am - 6am and is a City required test.
Exterior work will occur at the Rogers Courtyard. Dumpsters will be loaded and swapped out. Window washing / pressure washing of the building will continue. All exterior work will begin at 9am. Deliveries to the Rogers and Charles loading docks will begin at 9am. All other trades will be working inside of the building.

Exterior work will occur at the Rogers Courtyard where the construction laydown surface will be cleaned and some gravel will be removed. Cavaleri Construction will utilize heavy equipment to perform this work. Deliveries will be made to both Rogers and Charles loading docks. Exterior work and loading dock access will begin at 9am. All other trades will be working inside of the building.

Multiple trades will be working inside of the building. Use of the loading docks will not be used. This work has been permitted and approved by the City of Cambridge.
Week of 3/27/23 – 3/31/23
- On Tuesday a crane will be setup on First Street to load roof pavers up to the balconies / terraces along the First Street Facade. This crane will also be utilized to remove debris from the roof. This same crane will be broken down at the end of the day and stored in the Rogers Courtyard. Police details have been requested for this work and if the details are not fulfilled, Commodore Builders will have staff in place to direct people and pedestrians.
- On Wednesday, the crane that is going to be stored in the Rogers courtyard will be setup in the Rogers courtyard to hoist roof pavers up to the 6th floor balconies along the Rogers Courtyard.
- Facade restoration work will continue at the old temporary hoist location at the Rogers Courtyard.
- Bass Assocaites will continue to install the metal panels at the mechanical screen walls at the Rogers / Charles Building.
- TG Gallagher / Cox Engineering / JC Canistraro will to receive deliveries of pipe and mechanical equipment through the Rogers and Charles loading dock.

- Bass Associates will continue to install the metal panels at the mechanical screen walls at the Rogers Building.
- TG Gallagher / Cox Engineering / JC Canistraro will to receive deliveries of pipe and mechanical equipment through the Rogers and Charles loading dock.

Week of 3/6/23 – 3/10/23
- On Monday, 3/6 The temporary hoist at the Rogers courtyard will start to be removed. This work will require a crane setup in the Rogers Courtyard, and this work will continue through out the week.
- On Monday, 3/6 a crane will be setup on Cambridgeside Place to install screen wall steel on the roof of the Charles Building. This crane will require a lane reduction on Cambridgeside Place. The crane will operate until 5pm on Monday and the crane will remain in place over night. On Tuesday, 3/7 the steel erection will be completed (weather depending), and the crane will be broken down and removed from the site. The working hours will be 7am - 6pm. If needed, Wednesday morning has been held as a 'rain date' to remove the crane from site.
- Bass Assocaites will continue to install the metal panels at the mechanical screen walls at the Rogers Building.

Like with the setup of the crane, the end of Rogers Street from the entrance to the Parking Garage to Land Boulevard will need to be closed for a couple of hours to remove the large jib boom from the main body of the mobile crane. Commodore will have a Cambridge Police detail along with a Mass State Police Detail for vehicle and pedestrian management. All parkers in the River Court garage will be marshalled up Rogers Street during the road closure. Rogers Street will reopen as soon as the job is removed from the crane and once it is safe to do so.

The scheduled road closure at the end of Rogers Street will start between 11am and noon. Once the road is closed the closure should only last 1 to 2 hours. The crane crews will do their best complete this work as soon as possible and get the road open. During the road closure, access to the Rivercourt parking garage will still be available and there will be staff to marshall traffic in and out of the garage and out to First Street.

UPDATE: The larger 750 ton mobile crane that will be setup in the Rogers courtyard will arrive on Friday 12/16. Once it arrives on site, It will take a day to assemble this crane with the smaller assist crane. It will also require multiple trailer trucks to bring the crane components to the site.
Unlike the 550 ton mobile crane that was last setup in the Rogers courtyard, this crane will need to shut down the end of Rogers Street for 2 hours. The anticipated closure will occur in the late morning or early afternoon. This closure will allow the long jib to be attached to the main body of the crane.
Commodore Builders has applied for a street closure permit from the City of Cambridge and have called in Police details to direct traffic and pedestrians in the area.
The closure will occur at the end of Rogers Street at Land Boulevard. Access to the parking garage will be available. Parkers leaving the garage will be marshalled up Rogers Street to first street. The closure will only last as long as the work is needed and it will reopen as soon as possible.
This work is also weather dependent and it might get pushed into Saturday, but if that were to happen it will be noticed in the Friday update.

The large crane that is setup in the Rogers courtyard will be used for a couple more crane picks up to the roof and then it will be disassembled. The disassembly and removal of the crane of the site will take approximately 6 hours to complete. The first step will be to take the jib off of the crane. In order to do this, Rogers Street will be closed from First Street to the Parking Garage entrance at Rivercourt. This will only last 1/2 hour and the rest of the work will be performed within the site fencing. Commodore Builders will have staff in place to direct pedestrians, vehicles and tenants of Rivercourt around the work area.
The fireproofing contractor will also be working on site spraying exterior columns at the perimeter of the Rogers Courtyard.
All work will be performed within the City of Cambridge noise ordinance.

Triboro Crane will be on site to continue to hoist mechanical equipment and piping up to the Rogers Mechanical Penthouse. The crane will sit in front of the Rogers Street loading dock and the one travel lane down Rogers Street from First Street will be maintained. Trucks will be back into the Rogers courtyard and the crane will unload the material and hoist it to the roof. One the material is hoisted to the mechanical penthouse, the crane will be broken down and removed from the site.
Other deliveries will be received in the Rogers courtyard and loading onto the material hoist to be brought up
Greenwood Industries will be working on installing the new roof over on the Charles Building.
Commodore Builders will have a crew of laborers and carpenters working on cleaning up the site.
All other trades will be working inside of the building, and all work will be done in accordance with the City of Cambridge noise ordinance.

Greenwood Industries will be working on the Charles Roof. East Coast Fireproofing will be fireproofing inside of the building. General cleanup will occur on all levels of the building. All work will occur according to the City of Cambridge noise ordinance for construction.
UPDATE: For tomorrow (9/10) Eversource Gas will be on site to complete the gas tie in to the Rogers Building. This work will occur within the City of Cambridge noise ordinance for construction and the travel lane on Rogers Street will be maintained during this work.

There is an update to the crane pick schedule for Charles Park for next week (Week of 9/12). The crane that was originally slated to sit in the courtyard for the crane picks for Wednesday, Thursday, and Friday, will need to be relocated out into Rogers Street. This will close the First Street end of Rogers Street. Commodore Builders is working with the City of Cambridge to secure the required permits to perform this work.
This work will occur during the day from 7am - 6pm (or as soon as the material / equipment is hoisted on to the roof). The crane will be moved into the site at the end of the day and Rogers Street will be reopened until the next morning.
During the time that the roadway is closed, Traffic will be allowed to come up Rogers Street as it did before Construction. The concrete jersey barriers in Rogers Street will be pushed back to the curb line to allow for vehicles to turn into the parking garage as well as pick up passengers and make deliveries.
Signage will also be posted around the work area to direct people into the building.

Please see note that Commodore Builders is applying for an off hours work permit. The request is currently being reviewed with the City of Cambridge. The work is expected to commence at 3:00am on August 30th. This request will allow for final utility connections within the building, as well as hoisting of HVAC equipment up to the roof of the Rogers Building. A crane will be setup in the Rogers Courtyard to perform the hoisting work and all efforts will be made to keep the noise levels down during this time.
Please note that this work has to occur 'off hours' because of the nature of working around active utilities and infrastructure located within the Charles Park Property.

Eversource Gas will be installing the new gas line into the building near the Rogers Loading dock. In order to perform their work, Eversource will need to excavate in Rogers Street to bring the new gas line into the building. Eversource will take lane at a time to dig across the Street and understand that Rogers Street is a 'construction one way'.

Eversource Gas will be installing the new gas line into the building near the Rogers Loading dock. In order to perform their work, Eversource will need to excavate in Rogers Street to bring the new gas line into the building. Eversource will take lane at a time to dig across the Street and understand that Rogers Street is a 'construction one way'.
Other work on site will includes selective demolition of the roof on the Charles portion of the building along with spray on fire proofing, excavation, and electric work inside of the building.

Commodore Builders will be hoisting electrical equipment up into the mechanical penthouse in the Rogers portion of the building. Due to the location of the equipment inside of the mechanical penthouse, a crane will be setup on First Street to hoist the equipment up to the roof. The crane will be setup at 9am and will be taken down once the equipment has been hoisted to the mechanical penthouse. First Street will be closed from Rogers Street to Cambridgeside Place and police details have been requested for this work.

Outside Contractors / City of Cambridge Work:
Please note that outside contractors such as Eversource, National Grid, Comcast, Verizon, the City of Cambridge, etc. will require access to their infrastructure in and around the area of Charles Park. We are not always privy to this work, nor do we control this work, but we will do our best to coordinate our work the best we can with the work that is going on in the neighborhood.
Outside Deliveries:
Please note that outside delivery services such as UPS, FedEx, Amazon, Uber, Lyft, Grub Hub, Door Dash, trash services, etc. will continue to make their deliveries to the area surrounding Charles Park. We do not control those providers, but we hope that they will respect the construction control (barriers and signage) along Rogers Street. If not, they will be reported to the City of Cambridge.
Saturday 6/4/22
Commodore Builders will be working East Coast Fire Proofing inside of the building on all levels. Commodore Builders will have a crew onsite cleaning the building. Debris will be brought to dumpsters in the Rogers courtyard. All work will be performed inside of the building and after 9am and conclude before 6pm.

Week of 6/6/22 – 6/10/22
- Select Demo will continue to remove demolition debris utilizing the loading dock off of Rogers Street. This work will continue all week.
- Select Demo will remove demolition debris from the building using their telehandler (mini crane). The telehandler will reach up into the loading areas on each of the floors of the building and will remove debris into the dumpsters in the courtyard lay down area. This work will continue all week.
· Quinn Iron / Remmington Steel will continue to detail the structure steel at the Rogers penthouse.
· Manganaro Drywall will continue to receive deliveries of drywall framing and sheathing in the Rogers Courtyard. Installation of exterior sheathing will continue at the perimeter of the Rogers mechanical penthouse.
- Utility work will continue along the Charles portion of the building at Charles Park and Cambridgeside Place
IMPORTANT NOTE: There is no ‘after hours’ work or Saturday work scheduled for this week as of the time of this notice. This is subject to change due to weather and scheduling needs.
Logistics / Impact:
- There will be increased truck traffic on Rogers Street with trucks accessing the loading dock and the courtyard lay down area for deliveries and dumpster swaps.
- There will be regular periods of traffic stoppage while trucks pull in and pull out of the site.
- The temporary gas fired heaters located around the building run to heat throughout the building as needed to keep the building sufficiently warm to prevent pipes from freezing.
Working Hours:
Work will occur on site from 7:00am – 6:00pm (Per the City of Cambridge Construction noise ordinance). After hours work may occur if approved with a ‘off hours’ work permit.
