Charles Park Weekly Construction Update For Week Beginning: 11/21/22

Saturday 11/19/2022

Greenwood Industries will be working up on the roof detailing roof penetrations. Cox Engineering will receive a pipe delivery at the temporary hoist. All other work will occur within the building.

 

Week of 11/21/22 – 11/25/22 

·  IMPORTANT NOTE: There will be no work on site on Thursday November 24th, 2022 due to the Thanksgiving Holiday. The site will be open the day after Thanksgiving and will operate as a normal day.

  • Drywall deliveries will continue to be received at the Rogers Courtyard. These deliveries will be for multiple drywall contractors working in the building, both for the base building and tenant interiors projects.
  • TG Gallagher / Cox Engineering / JC Canistraro will continue to receive deliveries of pipe and mechanical equipment through the Rogers Courtyard and temporary hoist.
  • On Monday, Tuesday, and Wednesday there will be a crane setup in the Rogers courtyard to hoist materials up to the roof and mechanical penthouse.
  • All other deliveries will continue into the Rogers Courtyard and will be received at the temporary construction hoistway.

Logistics / Impact: 

  • There will be increased truck traffic on Rogers Street with trucks accessing the loading dock and the courtyard lay down area for deliveries and dumpster swaps. 
  • There will be regular periods of traffic stoppage while trucks pull in and pull out of the site. 

  

Working Hours: 

Work will occur on site from 7:00am – 6:00pm (Per the City of Cambridge Construction noise ordinance). After hours work may occur if approved with a ‘off hours’ work permit.

·   Drywall deliveries will continue to be received at the Rogers Courtyard. These deliveries will be for multiple drywall contractors working in the building.

  • TG Gallagher will continue to receive deliveries of pipe and mechanical equipment through the Rogers Courtyard.
  • Greenwood Industries will continue roof installation at the 6th floor balcony above the Rogers Courtyard.
  • On Wednesday, a will be setup in the Rogers Courtyard to load materials and stock up to the roof of the Rogers Building. 
  • All other deliveries will continue into the Rogers Courtyard and will be received at the temporary construction hoistway.

Logistics / Impact: 

  • There will be increased truck traffic on Rogers Street with trucks accessing the loading dock and the courtyard lay down area for deliveries and dumpster swaps. 
  • There will be regular periods of traffic stoppage while trucks pull in and pull out of the site.

Cox Engineering will be receiving a pipe and HVAC duct delivery in the Rogers courtyard. They will use the hoist to bring the materials up into the building. The use of the hoist will begin at 9am per the City of Cambridge noise ordinance for construction work.


Charles Services Laborers will be on site to perform a general cleanup of the site.


All other work will occur inside of the building.


All work will be performed within the City of Cambridge noise ordinance.

TG Gallagher will be setting up a crane on Cambridgeside Place (Near Cambridgeside), to hoist mechanical piping up to the roof of the Charles Building.

New Blank Update

Saturday 10/22/2022

Quinn Iron will continue to install screen wall steel up on the roof of the Rogers Building. They will be utilizing a crane to perform their work.


Greenwood Industries will be working on the Rogers roof at the mechanical well. This work will be performed in tandem with Manganaro Northeast.


Charles Services Laborers will be on site to clean up on the roof as well as perform a cleanup in the Rogers Courtyard.

Worcester Air will have a crane in the Rogers Courtyard to hoist HVAC ductwork through roof openings above duct shafts.


Charles Services Carpenters will be on site to open and close the temporary roofing over the duct shafts for the activities described above.


Charles Services Laborers will be on site to clean up on the roof as well as perform a cleanup in the Rogers Courtyard.

Charles Park Weekly Construction Update For Week Beginning: 10/10/22

Saturday 10/7/2022

The large crane that is setup in the Rogers courtyard will be used for a couple more crane picks up to the roof and then it will be disassembled. The disassembly and removal of the crane of the site will take approximately 6 hours to complete. The first step will be to take the jib off of the crane. In order to do this, Rogers Street will be closed from First Street to the Parking Garage entrance at Rivercourt. This will only last 1/2 hour and the rest of the work will be performed within the site fencing. Commodore Builders will have staff in place to direct pedestrians, vehicles and tenants of Rivercourt around the work area.


The fireproofing contractor will also be working on site spraying exterior columns at the perimeter of the Rogers Courtyard.


All work will be performed within the City of Cambridge noise ordinance.

Charles Park Weekly Construction Update For Week Beginning: 9/19/22

Saturday 9/17/2022

Triboro Crane will be on site to continue to hoist mechanical equipment and piping up to the Rogers Mechanical Penthouse. The crane will sit in front of the Rogers Street loading dock and the one travel lane down Rogers Street from First Street will be maintained. Trucks will be back into the Rogers courtyard and the crane will unload the material and hoist it to the roof. One the material is hoisted to the mechanical penthouse, the crane will be broken down and removed from the site.


Other deliveries will be received in the Rogers courtyard and loading onto the material hoist to be brought up


Greenwood Industries will be working on installing the new roof over on the Charles Building.


Commodore Builders will have a crew of laborers and carpenters working on cleaning up the site.


All other trades will be working inside of the building, and all work will be done in accordance with the City of Cambridge noise ordinance.

Week of 9/19/22 – 9/23/22 

  • Select Demo will continue to remove demolition debris utilizing the loading dock off of Rogers Street. This work will continue all week. 

·    Manganaro Drywall will continue to receive deliveries of drywall framing and sheathing in the Rogers Courtyard.

·    Bass Architectural Metals will continue to install metal panel at the exterior walls of the Mechanical Penthouse at the rogers portion of the building.

  • TG Gallagher will continue to receive deliveries of pipe and mechanical equipment through the Rogers Courtyard.
  • On Friday, the crane will return to the site to continue to load mechanical equipment and piping up to the Rogers mechanical penthouse. The crane will sit in the current construction zone in front of the Loading Dock at Charles Park, and this will allow for the current travel lane down Rogers Street to remain in operation during this work. The crane may also be used in the Rogers Courtyard as required. There will be additional truck traffic as the flat bed trailers are backed into the Rogers Courtyard with the HVAC equipment that will be hoisted to the roof.
  • All other deliveries will continue into the Rogers Courtyard to continue to load the building with materials

Charles Park Weekly Construction Update For Week Beginning: 9/12/22

Saturday 9/10/2022

Greenwood Industries will be working on the Charles Roof. East Coast Fireproofing will be fireproofing inside of the building. General cleanup will occur on all levels of the building. All work will occur according to the City of Cambridge noise ordinance for construction.

UPDATE: For tomorrow (9/10) Eversource Gas will be on site to complete the gas tie in to the Rogers Building. This work will occur within the City of Cambridge noise ordinance for construction and the travel lane on Rogers Street will be maintained during this work.

Important Note: The large crane that has been setup in the Rogers Courtyard will remain in the courtyard over the weekend. It will remain onsite with the boom of the crane in the stowed position. The use of the crane will resume on Monday 9/12.

This crane will be broken down and removed from the site on Tuesday in preparation for a larger crane to be brought in for the hoisting of other mechanical equipment. Both Monday and Tuesday will be longer days and work will continue past 3:30pm, but not past 6:00pm. (See below for more information about the crane on Rogers Street...)
  • On Wednesday, Thursday, and Friday, there will be a larger crane setup on Rogers Street. Important Note: Previous communications stated that Rogers Street would need to close from the Entrance to Rivercourt to First Street. This is not the case anymore. The crane will sit in the current construction zone in front of the Loading Dock at Charles Park, and this will allow for the current travel lane down Rogers Street to remain in operation during this work. There will be additional truck traffic as the flat bed trailers are backed into the Rogers Courtyard with the HVAC equipment that will be hoisted to the roof.
  • Also on Wednesday, there will be a crane setup on Cambridgeside Place over by the mall. This crane will be removing roofing material from the roof of the Charles building.
  •  All other deliveries will continue into the Rogers Courtyard to continue to load the building with materials

UPDATE: Charles Park Weekly Construction Update For Week Beginning: 9/5/22

There is an update to the crane pick schedule for Charles Park for next week (Week of 9/12). The crane that was originally slated to sit in the courtyard for the crane picks for Wednesday, Thursday, and Friday, will need to be relocated out into Rogers Street. This will close the First Street end of Rogers Street. Commodore Builders is working with the City of Cambridge to secure the required permits to perform this work.

 

This work will occur during the day from 7am - 6pm (or as soon as the material / equipment is hoisted on to the roof). The crane will be moved into the site at the end of the day and Rogers Street will be reopened until the next morning.

 

During the time that the roadway is closed, Traffic will be allowed to come up Rogers Street as it did before Construction. The concrete jersey barriers in Rogers Street will be pushed back to the curb line to allow for vehicles to turn into the parking garage as well as pick up passengers and make deliveries.

 

Signage will also be posted around the work area to direct people into the building.

Quinn Iron will have a crane setup in the Rogers Courtyard to hoist steel up to the roof of the Mechanical Penthouse. The crane will be setup at 9am per the City of Cambridge noise ordinance. Eversource Gas will continue to install the new gas service into the building. They will be working along Rogers Street and continue into the Charles Park Property. There are no lane closures required for Eversource to perform their work. Commodore Builders will be working subcontractors trades inside of the building.

Charles Park - Upcoming Off Hours Work Notice 8/30 at 3:00am

Please see note that Commodore Builders is applying for an off hours work permit. The request is currently being reviewed with the City of Cambridge. The work is expected to commence at 3:00am on August 30th. This request will allow for final utility connections within the building, as well as hoisting of HVAC equipment up to the roof of the Rogers Building. A crane will be setup in the Rogers Courtyard to perform the hoisting work and all efforts will be made to keep the noise levels down during this time.

Due to the location of the equipment inside of the mechanical penthouse, a crane will be setup on First Street to hoist the equipment up to the roof. The crane will be setup at 9am and will be taken down once the equipment has been hoisted to the mechanical penthouse.
