This meeting will provide the development team the opportunity to inform the community about the project design and answer questions, in advance of submitting our Site Development Plan to the County.
The County Council will be considering Bill CR-29, which would provide the project a Payment in Lieu of Taxes (PILOT) which is a typical financing tool for affordable projects, as well as an Adequate Public Facilities Ordinance (APFO) waiver. Student Yield ReportThe project has submitted successful funding applications from Federal, State, Local, and Private entities. With the financing assembled, we are moving ahead with applications for necessary County approvals.
The meeting will provide information to the community regarding the initial submission of a site development plan to the Department of Planning & Zoning for a 76-unit residential project at the NE Corner of Cedar Lane and Freetown Road. The developer and its consultants will be available to describe the proposed residential project and to answer and address any questions or concerns the community may have.
Meeting NoticeMembers of the Patuxent Commons development team presented the project concept and responded to questions from the Hickory Ridge Village Board. The proposed project is located on an outparcel adjacent the Hickory Ridge Village Center.
The Patuxent Commons project is seeking competitive financing from the State, including an allocation of 9% Low Income Housing Tax Credits and Rental Housing Program Funds. Applications are currently under review.
After responding to a competitive Request for Qualifications, Mission First was selected by the Howard County Autism Society to execute the Patuxent Commons project.
In response to parent and family concerns over the housing crisis facing adults with autism, Howard County Autism Society (HCAS) created a Housing Committee to identify and support new solutions. The HCAS Housing Committee explored various models and strategies and decided to focus on the intergenerational community model. HCAS formed a new Task Force, comprised of Howard County residents, to launch a housing project with an expanded focus beyond solely autism. The Task Force formalized the concept for the project, now known as Patuxent Commons,
