What's in the Works
TLee Development and Traggorth Companies are partnering to develop the 30,000 square-foot Fitzpatrick Autobody site located steps from the Shawmut T station in Dorchester's Melville Park neighborhood. While the specifics will be established through upcoming community meetings, the development team's vision includes a multi-building, mixed-income, urban village with meaningful green/outdoor sitting space, on-site parking, direct access to units (as possible), a mix of bedroom counts, and a variety of unit types: flats, duplexes, and townhouses.

The development team is considering various affordability and tenure options (rental and for sale). In an effort to facilitate community building within and outside of the new development, the following on-site shared/managed amenities will be discussed with the community: shared guest bedrooms, shared play spaces for children, bike and car sharing programs, shared entertaining space, a shared flex fitness space and shared outdoor gardening/gathering spaces. Additionally, we are considering the neighborhood's interest in a small retail space near the T stop that could serve coffee and light food on a limited basis.
What's There Now
The Fitzpatrick Autobody shop has occupied the site for decades and has recently determined its interest in closing the business and selling the property.
What's Happening Next
Over the next 2-3 months, the development will engage the Melville Park and St. Marks communities to create an inclusive and contextual development plan that will enhance the lives of long-time Dorchester residents and new comers alike.
