Open Space
We’ve heard an interest in seeing open recreation space built into the plan. What kinds of features or amenities would you appreciate seeing here?
What other questions or suggestions do you have about this project?

What is the plan for automobile traffic? Traffic in this area is already untenable during rush hour-adding this many more people trying to use Lake Street or Route 2 seems like it is going to add to the... Read more...

Hi Sophie, thanks for your question. We agree the traffic is horrendous and we are reviewing it based on the new local multifamily building demographics in the area. For example, the research says that... Read more...

So your plan to decrease/ deal with traffic is hope that your residents do their errands at off peak hours? Could you provide the “research” that you’re citing? Who funded it and how was it conducted?

Matt M - you seem to be ignoring most of what they wrote: 70% of residents won't use cars regularly. That seems in-line with my neighborhood, which is much farther away from Porter than this development.

Where are you/the builders getting that 70% from? Just because you make up a number or fund a biased, self serving “study” doesn’t make it a fact. 70% is in no way aligned with any neighborhoods in this... Read more...

We have reviewed the results of traffic monitoring studies that survey residents at the Vox on Two development which is approximately the same distance from Alewife as Thorndike Place. The most recent... Read more...

How many people responded to that survey? Did you ask what mode of transportation people are using if it is not their own personal vehicle? Because an Uber isn’t someone’s own personal vehicle but also... Read more...

Traffic on Lake Street under normal, non-COVID circumstances is horrendous during commuting hours. It's bumper to bumper and crawls. If Lake Street is the only major artery to/from the Thorndike project,... Read more...

Do you agree that walking to the T in 8 mins would be attractive to potential tenants?

I think the project would bring much needed housing to the area. The plan to protect 11 acres of the open space is responsible development as well.

If the development includes support for the homeless in the area, would you be in favor?

Yes.

What other questions or suggestions do you have about this project?

The site has about 2.5 acres of land that is above the flood plain, yet the plans show that this is to utilized primarily for roadways and parking. Most of the townhouses and the apartment building is... Read more...

Don, thank you for your comment. The last wetlands delineation site plan indicated that there was between 5-6 acres of buildable land. We are in the process of doing an updated plan to determine exactly... Read more...

Our wetland professionals are undertaking an updated delineation to evaluate the current conditions at the property. Should the updated delineation impact the layout, it would be premature at this time... Read more...

If the development includes support for the homeless in the area, would you be in favor?

100%. We have a problem with homeless in our community and nationally, and a drug epidemic. People need resources, we can't ignore this.

Are there any kinds of programming or services that you think would be beneficial to think about when bringing affordable housing to the neighborhood?

I would like to see some type of equity share that would allow renters to build equity toward a downpayment

Do you agree that walking to the T in 8 mins would be attractive to potential tenants?

Yes, and parking requirements should be lowered because of this.
