Project overview

The Macerich Corporation and Paramount Development have proposed adding new multifamily housing to the Wilton Mall as part of its transformation from a community retail center to a more community centric mixed-use destination. This exciting project includes 382 new luxury, rental residences, including both apartments and townhomes. The enhancement to the community will feature premium resident amenities with a sophisticated design. The residential housing complements other recent mixed-use additions to the Mall, including Healthy Living Market and Planet Fitness.

Project location

The new housing community will replace a vacant department store site, transforming the east end of the shopping mall into a welcoming, attractive, walkable neighborhood environment adjacent to unique amenities.

Development details

The renovations shall proceed across two phases of development. Phase one shall include apartments immediately adjacent to the Mall. Phase two shall include attractive 3-story townhomes in the northeast corner of the property.

The new apartment buildings are designed to maximize views of the county forest or courtyard. Both apartment buildings will have an amenity-rich Club House located in its courtyard. There will be surface parking and basement parking spaces dedicated to the residents and their guests.

Phase two will include 86 townhomes for a total combined 382 units at the Wilton Mall. The townhome project will replace an area presently known as a borrow-pit. Much of the material excavated from Phase one, for the basement and under the building parking structure, will be used as fill in this borrow-pit area. Each townhome will have its own garage space as well as surface parking.

A gated community – A Card Key will control access and provide safety to the community, the clubhouse, the amenities and to each apartment & townhome.

The 24-hour clubhouse will feature: A state-of-the-art 2-story fitness center featuring a cardio mezzanine, commercial gym equipment and a yoga/spinning studio with “Fitness-on-Demand”. A resident lounge, we-work style business center, cybercafé, golf simulator, pet grooming station, wine tasting club, multimedia room, game room with Big-Screen tv, 24-hour package lockers, and an indoor bicycle storage and repair facility.
Unit amenities will include 9-foot ceilings, a stainless-steel, granite or quartz, premium 42” kitchen cabinets, wood flooring (tile in the bathrooms), window treatments, full sized washers and dryers, and ceiling fans in the living room and bedrooms.
Tenants will enjoy 1 Gb high-speed Internet throughout their homes and community’s amenity spaces.
The apartment buildings will have sunken garages (with elevator access to residential floors) and each townhome will have its own garage.
Space and market-demand allowing: A sand Volleyball court, a pickleball court, an indoor basketball court, and indoor lap (swimming) pool.
The community will orient (and have pedestrian connections) to the adjacent County Forest and its network of walking trails as well as to the Wilton Mall complex of services/businesses.

Project timeline

If the development is approved, construction will begin by Spring 2024 and the first housing units will be ready for occupancy within 34 months. Key milestones along the project timelines include:

Winter 2022 -------- Town Board votes on project approval
Winter 2023 -------- Retail Store demolition and mall wing restoration begins
Spring 2024 -------- Sitework begins, including phase 1 infrastructure and grading for phase 2
Summer 2024 ----- Construction of phase 1 apartments begins
Fall 2025 ------------- Apartments open to residents
Summer 2026 ----- Construction of phase 2 townhomes begins
Summer 2027 ----- Townhomes open to residents

Next steps

The Macerich / Paramount project team has begun the review and approvals process with the Town Board and Planning Board. While currently in the initial stages, this is a great opportunity for the community to show its support, share ideas, and help shape the redevelopment of the Wilton Mall in a manner that best meets the needs of a growing community.
