Charles, great comments. The development will have a series of dedicated pedestrian and bike paths and we have been working with OmniRide on planning bus stops within the development itself.

Liz, Quartz District will have an extensive network of pedestrian paths and dedicated bike lanes that will connect the various neighborhoods within the development as well as the existing paths on Prince William Parkway and Minnieville Road. In addition to the adventure park, there will be pocket parks throughout the development and an larger open space for gathering within the commercial core of the project.

Justin, we couldn't agree more. We have found that businesses thrive in areas where there is a mix of residential, retail and office uses. Quartz District will have all of these components which will help attract the businesses and type of entertainment uses you are describing.

Pat, thanks for your comments. The conceptual plan is heavily focused on the pedestrian experience with green space and outdoor amenities being a major component of that effort. We'll be sharing more of these design elements as the plans evolve.

Ken and JJ, we agree with you both. Our primary efforts over the past 3 years have been on transportation and attracting a high quality grocer as our anchor tenant. Now that we have the grocer on board we are engaging with high-quality restaurants and retailers not currently in this market. Stay tuned for our pending anchor tenant announcement!

Chet, we understand your concerns. Our proffers will provide funds for use by the County at their discretion for the four intersections adjacent to the primary Prince William Parkway/Minnieville Road intersection.

Chet, we are dedicating a 19 acre public use site that is currently identified as a combination school and destination park site. However, the County has the ability to decide how the site is ultimately used between those uses.

Jason, thank you for your comments. We are doing research on similar developments to gather more information on student generation rates based on housing product type. The County is also working on a similar exercise. Stay tuned.

Magally, we appreciate your comments and understand your concerns. Our intent is to provide a strong proffer package for transportation to alleviate existing and proposed traffic volume in addition to considerable proffers to benefit the school infrastructure. Because the site is located within the Dale City Small Area Plan we will be able to offer proffers with our rezoning.

Marco, thanks for your interest. The entitlement process is progressing and the Dale City Small Area Plan process should be completed later this year. Our hope is to have a viable rezoning approval in early 2020. Stay tuned for updates.

Ally, thanks for your comments. The cemetery visible from Minnieville is the Glascock Family Cemetery. The cemetery has been well researched in the past, is not a part of our property and will not be disturbed or impacted in any way by our planned project.

The cemetery has been well researched in the past, is not a part of our property and will not be disturbed or impacted in any way by our planned project.
