We are still early in the design process, but look forward to continuing the engagement as we get into more detail on the vertical architecture.

The current zoning code proposal would mandate both affordable housing, as well as minimum size requirements for a portion of the housing units to create multiple housing options for residents.

That is our goal!

Agree maintaining ease of access to those traveling to the center via car is important.

Great feedback! Agree, the project needs to provide ease of access via multiple modes of transportation - transit, vehicle, etc. And natural light into an inviting ground plane is critical!

Understood, and appreciate the feedback. We are still VERY early in the design process! These buildings will change as we progress with the design, and that progression will include much more detailing of the facades, materiality, setbacks, etc.

The planning for the project is still in the early stages, and we certainly aren't committed to removing the water fountains! I am always amazed to see kids playing in the fountains as early as May and as late as October, even if it is 60 degrees outside! We hope to be able provide additional activated areas on the plaza to create more opportunities for engagement for folks of all ages.

Good feedback! The design is still in its early stages. Further nuance will be added as we continue through the Master Plan process, which will commence in Q1-Q2 2023 and continue through 2024. Look forward to continuing to engage with the public on the further design!

The incentive table will allow for a maximum of 9 stories of occupiable area, plus 3 levels of above grade parking (in an effort to make sure below grade parking does not adversely impact Redmond's aquifer), for a total of 12 stories of maximum density on the surface lots. We are still working through exact mix of uses for that density, but it will be a mix of residential and office that should help enliven and support the existing retail.

Agreed. Allowing opportunities to use / enjoy RTC's open space during our winter months is important.

Hi Bob! Thanks for the feedback. We love those parts of RTC too, and engagement with the Redmond biking community is definitely something we'd like to enhance!
