So glad this project is coming back to life. I agree that local non-profits would and should benefit from a co-working space, as well as working artists. These are two important segments of our community that are currently priced out and need a home.

The city should contract a third party to do real research including surveys, focus groups, and interviews of community members and local nonprofit/social benefit organizations to: 1. identify potential tenants and their detailed needs for space; 2. generate REAL estimates of what the potential tenants are willing to pay (not the underestimated $5 - $15 per square foot estimate guessed at during the previous round of planning); 3. collect letters of intent for leasing. The Nonprofit Centers Network (www.nonprofitcenters.org) is the national membership of cities, funders, and groups developing social purpose real estate. Cambridge should work with the NCN and learn from the hundreds of examples of these types of centers in other cities. This is a very special opportunity!
