I'd like to echo some of the comments from others that welcome, celebrate this project. And add that much of the surface parking space should be used for additional housing. Perhaps even incorporating affordable townhomes. I understand the desire, need for parking in this area but believe it can be designed into the space with more creativity. I'm also all in for more restaurant options!

We should encourage the development of the village centers as complements to the town center. This location in South Tewksbury is a good place for one, but another could be in North Tewksbury at North/Andover Streets. This document explains it well, and can also be useful for the town center: http://www.mass.gov/envir/smart_growth_toolkit/pages/mod-tnd.html

I wish that this property looked a whole lot different. The massive, always-empty parking lot looks terrible, and the plaza-style strip mall development isn't functional or visually appealing. This property should be redeveloped into a pedestrian-friendly mixed-use district with apartments, stores, and restaurants, which face the street and meet it at a sidewalk. Think like Assembly Row in Somerville, but at the right scale.

I think a roundabout would work well here to regulate traffic and slow down cars as they travel along Main Street. It would also make it easier as a pedestrian or bicyclist to travel through the intersection. A good example is the one at Eastman Lane/North Pleasant Street/Governors Drive in Amherst, or the one in construction at East Pleasant/Triangle Streets in Amherst.

Reduce the travel lane widths to 11 feet or less and install bike lanes. Rebuild and widen sidewalks, while installing crosswalks at about 800 feet apart. Lower speed limit to 30 MPH or less. (This goes for the entire section of Main Street from Summer Street all the way through to Chandler Street.)

The section of East Street in front of the church really isn't necessary and functions more like an onramp than anything else. The Town center master plan suggested this, and I think the Town should pursue it.

How about preserving the old lumber mill and making it into a museum about logging/mill history of the area!? I would love to see the inner workings of a lumber mill and learn about the history of the area. It may spawn inspiration for the current generation to get out on the local trails and explore the awesome trail systems/ woods surrounding Amherst. I also feel that the more pedestrian/bike friendly it is to access the Mill District the better! Green space and family friendly environment are important for community. A proper coffee shop and wood fired pizza are strong contenders for good business opportunities.
