I spend a lot of time there already. Live outdoor music and festival/dance space would bring me there more often at night. I already frequent shows at the Grey Eagle - it's a great indoor listening and dancing venue.

Best: River, riverwalk, walkability, bikability, awesome ceramic art galleries, glass blowing demos, artist studios, Bull and Beggar, the Wedge. Needs improvement: Aesthetics, smart reuse or removal and green rebuild of existing old buildings, more places to eat lunch. Sustainability consciousness. Gathering spaces for artists and people. Outdoor music venues.

Art galleries, outdoor equipment sales for immediate use at the river, bicycle shop, fishing supplies, child care co-op. A unique space that invites salon-style conversation and very affordable game playing. Artist studios. High tech video demonstration and equipment?

1) At least 20% of the units should be truly affordable. I am not sure 80% AMI will get us there, but that should be the bare minimum. 2) With the urgency of addressing climate change, it would be a crime to build a new building that requires fossil fuels to operate. Make it a Net Zero building and promote that feature with signage. 3) Planned spaces for elders to interact safely with children. 4) Spaces for residents to store outdoor recreational equipment such as boats and paddle boards. 5) Please make green living walls and thoughtful plantings to maximize food growing and beauty.
