Create a bus priority transitway from the Gilmore Bridge / O'Brien Highway / Lechmere area to Kendall via Land Boulevard, Linskey Way, Munroe St and an arc through the Volpe Center to Ames Street. This would be a critical last-mile link between Lechmere/GLX and Kendall proper, allow EZRide buses to operate more efficiently, and allow fast service from Kendall to Charlestown/Sullivan and beyond.
It could be paired with bike lanes for a walk/bike/transit street through this whole corridor.
I love love this idea. Create a mini Venice-on-Charles in Cambridge. Create a more permanent venue for boat launch and rental, a protected lagoon that will freeze solidly in the winter for skating, and a riverwalk with retail/restaurants focused on to both the streets and the water features.
When the Volpe building is removed, extend (actually re-extend!) the canal west to terminate at the existing lawn on the western portion of the Volpe site. The lawn and it's mature trees should be preserved and serve as a book-end to the canal, a public gathering space for the Kendall Sq area. The canal would be bound by a canal walk on both sides as well as parcels for development.
It is a BOLD idea and I think not that unfeasible. Third street could have a traffic calming bridge, and Broad Canal Way could be fully pedestrian
Looks like a good place for a mix of things. First of all it must support itself and be able to pay the taxes, and whatever else is necessary to be housed there. It is ideal for some non profits. The original plan was to have 10,000 sq ft for the East End House in the SAME neighborhood, and needing space there. If the CRA is going to get involved, the space could be expanded by taking one floor which I understand is about 17,000 sq feet, and add some additional non profits who could pay for their space. this building is not free space. It needs to support itself.
That said it could also have start up space and STEAM space within that start up or around it. The two other floors are available, and the parking in the basement is very large and convenient for drop off and pick up as some have been concerned about that if children will be there on the STEAM part of the building.
It offers a lot of space for several different types of programs and I hope that we can move forward and work with the CRA and city to have this happen sooner rather than later.
We as a city have lost $1,000,000 in rents every year it has been empty. Two years and counting!!!1
This is a perfect storm gathering that could bring much needed coordination to make it an outpost of succesful development.
First St. is underutilize on both retail and traffice, whie Third St. has become a new throughway from Kendall to O'Brian, maybe they should be turned into one way "Avenues" to maximize the load on First, closer to the major iintersection, including also the proposed First St. Northpoint reallingment.
The courthouse and the garage share a destiny of redevolopment, and should also share the load and height of any new development on the sites which cannot operate succesfully without one another. a hieght increase on the garage lot could justify a height reduction on the courthouse, increasing both sharea of residential, to retail/commercial.
