The worst part of that is that the people on bicycles are already a hazard to drivers. Encouraging them will put them on the already congested back roads.

Best comment on here Rich. I was born here 50 years ago and my saving grace was my home. This will be horrible for our peace and quality of life. The light pollution will destroy what little sky we can still see at night, water quality will plummet and the loss of all those trees is devastating. Good luck with your move.

I would like to see you propose this project in New Castle County subject to their Comprehensive Development Code that has been in effect 20 years or so. Site Capacity and Concurrency REQUIRED for Roadways, Water Supply, Wastewater Disposal, Fire & Police, Schools, Landscape Opacy (trees!), Site Drainage- Overall and Individual building sites, Common Facilities and Maintenance Organization, etc. Sussex County is at least 20 years behind in adoption of even an elementary development code to handle the crush of property changes brought about by SuperStorm Sandy immigrants, overselling by the Delaware Tourism Office, and the migration here brought about by the 2020 Covid Shut Down. Moved to Rehoboth Beach permanently in 2004 to escape New Castle County urbanization and now, prisoners in our home during the tourist season, we have already purchased property in the South hoping to cash-in on the ridiculous inflated value of our property before reassessment. A positive note - To this Sussex Countian, The Freeman Stage is the only improvement your Development Corporation has brought to our Quality of Life.

The loss of forest in this area is detrimental to our drinking water and wildlife. We do not have the resources to accommodate this many people. Something has to give...

I am concerned for the water level draw down when this community hooks up to Artesian. The drinking water quality has deteriorated immensely in the last 5 years in numerous areas in Sussex County, and the residents all around the proposed community have well water.
I personally have no interest in hooking up to the treated water that Artesian just ran mains to provide. I pay zero dollars for delicious well water and do not want to pay a monthly fee.
How does will the builders of this community plan to maintain the integrity of the aquifer, and the drinking water, for all my neighbors that choose well water?
When the company clear cuts hundreds of acres of trees, how will they provide the same protection to our drinking water?
Regarding the trees, the clear-cutting of all those acres will also cause thousands of animals to relocate or die.
I would appreciate a clear answer and guarantee that this enormous community will not ruin the drinking water for thousands of long time local and new residents?

I would like to know where the "32,293 vehicle trips on an average weekday" are supposed to go on those little country farm roads that were never designed for this kind of traffic. And what happens on weekends and in the summer? This is pure insanity!

What about schools that are already overcrowded? What about Fire Stations… and Sussex County already has a shortage of firefighters? Are you planning on helping with recruitment? And, of course, the roads that are overcrowded. God forbid that there is an event that would require an evacuation, how would all of the cars find a safe pathway out of here. Sure, having the convenience of living in a community with everything you could possibly need without leaving your compound is fine, but what about when you want to get out? INFRASTRUCTURE RESOLUTION AND EMERGENCY SERVICES FIRST!
