The rise of condos and residents in this area continue. The Plums, the FoxTrots are wonderful additions to the neighborhood, but don't serve the general population who cannot afford or prefer not to shop at specialty or higher-end grocery outlets. We don't need a discount store, but another Treasure Island type. Easily accessible, average prices, diverse choices. I think a Trader Joe's would be great even though it is a bit of a specialty store. I Aldi's and Jewel serve the community, but for many residents in Old Town who do not have a car, they are inconvenient for doing a weekly shopping. Would like to have a better understanding of why there is such resistance to replacing TI with another grocery store.

I fully agree--Old Town does not need more shadows, darkness, and increased traffic--there are enough high rises in this area. This area is unique and quaint and should stay that way--not claustrophobic and congested.

Similar to Trader Joe's - like Fresh Market but Trader Joe's would work too. A boutique (smaller) Jewel, or a Target that features a big grocery section. Or a warehouse type - with several different food businesses inside - where you pay separately like a farmer's market or even better if there's a way to pay via one special card.

Would love to see bakeries, florists, workout studios, local family-owned shops return to the neighborhood. I've seen, like many others, all these wonderful stores close down or move within the past 6+ years. It's really sad to see the neighborhood lose its charm and have so many empty retail spaces. We are a local community, let's try to keep that feeling when building out these spaces.

Old Town needs to keep its charm, that is one of the reasons why many of us love the area so much! If there were residential options added, I would really like to see something that is in theme with the neighborhood. More townhouses or low-rise buildings that don't block the view/light in certain areas. We need buildings that complement the charm of Moody church and capture the history within Old Town. I'm all for updating the area but adding a high rise to any of these parcels would look out of place and it's not really needed.

No one who lives here would want a high-density high rise. All of the responses suggesting that are planted from the developers or their investors. This is not an honest process.

My only request is you prioritize a grocery store. The rest are subjective and will depend on what can survive the market. It's a major/nice intersection so you'll have no shortage of businesses who want to go into whatever space you build but, other than the grocery store, I'd like to see the space be as focused on the local residents as possible rather than the tourists to North Ave Beach. You should absolutely not build up but I doubt you're going to actually listen to any of us about your plans and I have a sneaking suspicion the decisions have all already been made.

I'm already upset with your choice of architect who will no doubt present some post-post-post-modern pile of nonsense that only one critic pretends to like and only does so to simultaneously impress and look down upon their friends at dinner who "just don't get it" while secretly not understanding anything at all but scared that if they don't acknowledge they like it they'll be found to be a fraud, while the rest of us will have to live with that nonsense plopped into the middle of the dominant intersection of our neighborhood and stare at it every day. The least you can do for us is not allow this post-post-post-modern nonsense to dominate Old Town's morning shadows for the next 60 years. I don't really believe any involved in this project will actually listen to any of this at all and this is all a distraction and a facade to pretend you care while you cover your real plans which were already decided long ago. But, I admit, my cynicism has been overwhelming lately and I don't intend offense. Best of luck!

High density? What are people thinking? Will destroy the neighborhood. Low rise, townhouse-like condo's and rentals with nice neighborhood retail/ open space on ground floor most appropriate. Come on folks. Don't be fooled by the developers suggesting that a high density high rise on North Avenue is the way to go. North Avenue between Wells Street and LaSalle is the "gateway" to Old Town. If more high-rises built, will destroy the entire fabric of the neighborhood.

The new building on the corner of Clark and North across from Latin High School is appropriate for the neighborhood. Anything higher will be sinful.

I think a mix of condominiums and apartments makes the most sense. The land value and location calls for higher density. It shouldn't feel suburban. Design will be highly important. Standard 'box' highrises won't do the neighborhood justice. Highrises on top of parking podiums are horrible for the street-level experience. If parking can be hidden, or below ground, that would be best.

I’d like to see a mixed use complex that includes a grocery store, coworking space (clearly demand based on foxtrot & Starbucks seating areas) possibly a social/athletic club….Maybe Soho house old town (w a grocery store) ;) We have plenty of restaurants, but we are lacking community gathering places.

I am very concerned that there will be high-rise residential development along North. I have seen comments about people wanting this and don't believe it is true. Be careful about "placing" comments that aren't true and reflect biases of the developers.

A mix of units and uses. This is prime land and should be used to its max potential. The architecture should be something new and groundbreaking, using David Adjaye’s talents to their maximum to allow a new icon to emerge, something that will make Lincoln Park/Old Town exciting again.

I’d love to see more unique restaurant offerings, everything in the neighborhood is mostly a chain (Starbucks, chipotle, etc), or limited in options (lots of sports bars and Italian restaurants but not much else). Would love to see independent restaurants with more diverse cuisines come into the area. Also, please keep buildings low and no more high rises. It’s critical that old town retails it’s charm.

the neighborhood TOTALLY went bro bar - it used to be very pleasant with Bistro Margot, Salpicon, etc. At least we still have Topo and Kamehachi, but everything else is pretty much the same, oh and Galucci is a good addition. It amazed me one Sunday walking down Wells the noise coming out of the bars was like it was a club at midnight...

Okay. We all know that the space needs some kind of affordable grocery. To me, the bigger question is how we make the entire corner/block something super special. It (corners of LaSalle and Wells and North) is the intersection of multiple people, interests and needs. This is a once in a lifetime opportunity to make an extraordinary statement. It is at the entry point to one of the most special museums and parks in the country. There is nothing else like it! Let's get creative folks!

Opportunities for local businesses and young entrepreneurs to open retail shops and restaurants. As a result the newest, most exciting retail and restaurants open in other neighborhoods like Fulton Market, Wicker Park, Ukrainian Village, Logan Square. Would love to bring the diversity of dining and retail we see in those other neighborhoods to Old Town. Would also really appreciate an indoor/outdoor event space for markets, festivals, art exhibits, small music venues, craft fairs, etc. Some affordable spaces allocated for local artists and their galleries would be wonderful as well.

I'd appreciate another grocery store in this space, but constructed in a way that both fits the neighborhood and maximizes the space usage. (I'm thinking, grocery on the ground floor, apartments or small business retail above, 2-4 story building to fit with the rest of the street, etc.) The other closest groceries now are expensive specialty stores, and there are a lot of people within walking distance of this location who could use a local place. Jewel on Clark and Division is pretty far to carry back jugs of milk or canned food.

Grocery store, indie bookstore I love parks and green space but Lincoln Park is so close and there are already some little pocket parks in Old Town, so I don't feel that's a top priority in these spaces.

Low-rise commercial buildings like you see in most of Old Town. This is what gives Old Town is charm and character. If you put large condo buildings up, it might as well be streeterville - no character or charm.

No more than 10 story. Should match the height of the properties on North Avenue between Wells and State. Otherwise the neighborhood fees and scale will be destroyed.

We definitely need a grocery store. Restaurant/bars that cater to the age demographic of the people who actually live in Old Town. The concept for the majority of the neighborhood's bars and restaurants is the same--they serve bar food, turn into packed "night clubs" with lines down the street, and primarily cater to young kids who get sloppy drunk, litter the streets and start fights. It's like a giant frat party every weekend. We could use at least a couple restaurants and bars that serve a more mature clientele (like folks in their late 30s/40's/50s) with good food and a more sophisticated atmosphere. The neighborhood has become unsafe and annoying on weekend nights. My friends and I don't hang out here on weekends, we go to the West Loop or Gold Coast. It would be fantastic to feel comfortable going out in our own neighborhood on weekends.

Shouldn't the question should be the Walgreens and Old Treasure Island lots combined? Will they be integrated? What is happening with the four brownstone structures wedged between Walgreens and Treasure Island? Please provide clarity on that. Regardless, we do need a grocery store like Trader Joes. We will also need a pharmacy/sundries store. Interestingly, I do not see any comparable projects from the design firm you have selected. Statement architectural pieces like university museums and libraries are a very different beast. Hopefully they are assembling a team that has extensive experience in urban planning an design.
