Can't build condos on the part of the site that is leased from the MBTA.

Could the project create more modest, market-rate housing units? The city could really use more mid-market condos and/or apartments.

Separate the cost of parking and the cost of renting space for housing or office space. Ask people to pay rent for parking spaces while charging less for living or office spaces. Use this as a tool for disincentivizing cars.

Having graphic illustrations of the best practices regarding how to limit the perception of height on a site by massing tall building away for edges and providing adequate, vegetated setbacks from Grove St (such as was done at the abutting Riverside Center- 90 ft setback minimum), including stepping buildings; will be fundamental to the design, taking advantage of the topography of the site.
