no, The timing of the project will put more strain on the the towncenter area coupled with
sound transit. Parking and traffic will be horrendous! 2-12 stories.buildings will put the area

Great, but we do not live in Europe, we live in Seattle. Not everybody is close to light rail and many people will not take light rail or a bus to go shopping. There must be enough parking. Whether it’s a parking structure or underground or combination, if you want people to come, enjoy the restaurants and shopping, especially from outside of the downtown core, it is so important there is enough parking. I believe that height and density needs to be offset so that we see light at street level, being in the northwest it isnSo important that we have access to sunshine around the year. Setbacks as height grows, and narrowing of buildings, allows for this. Avoid creating the dreaded canyon effect that so many heat in our area.

More retail spots at an affordable price so businesses can afford to do business here. The shops need to be filled. The passage ways need to be better covered so you can shop and not get wet.

Here are my general thoughts on RTC and any potential enhancements to it: (1) I'd like to see some sort of pedestrian/ bicycle (but not automobile) connection to Marymoor Park, by either a pedestrian overpass or tunnel across WA-520 and the soon-to-open light rail tracks. (2) I support the expansion of light rail to Redmond, but I have always thought it ridiculous that the terminal station adjacent to RTC will not have parking. A suburban train station, especially one at the end of the line, needs parking in order to be reasonably successful; transit planners are living in a naive la la land if they think suburban commuters are interested in riding buses to connect to rail transit. I'd like to see any redevelopment of RTC include light rail parking. (3) I worry about traffic into and out of RTC; the area is blocked by 520 on the south and southeast, and routes in from other directions seem "tough", with lots of traffic lights and intersections and convoluted routing requiring lots of turns, on roads that already seem strained to capacity at peak times. (4) RTC needs some kind of a "hook" to be successful . . . some unique business or restaurants or experiences. Currently there is no reason for anybody outside of a 5-mile radius to come to RTC. I live 2 miles away and rarely come. Usually when I go it's to meet someone at Starbucks; I spend my $5 there, have my meeting, and leave.

Parking is planned for the lower three stories of their 12-story buildings. There's a "gateway" along Bear Creek that might improve traffic circulation away from the downtown.

The downtown streets are already too crowded. Can hardly get through many hours of the day. Concerns are being discussed about what light rail will bring to the city. Is there adequate parking for light tail users too?

Yes, I've visited Woodinville and blogged their innovative plazas, alleys, and landscaping. Great to see student violinists playing close by the Saturday Market. A County/City bridge would be a challenge but great idea.

No need to reinvent the wheel. Go to Totem Lake and downtown Woodinville. See the vibrant and lively crowds, shops, restaurant, and bars. Make RTC like that and people will come and happily spend their money. Would also be great if you support connecting Marymoor Park and RTC with a pedestrian bridge over SR520.

Stepbacks will bring serious improvements to the standard cube architecture that permeates our city. RTC would stand out with novel architecture attracting shoppers.

As long as they are in exchange for height. And I hope if there is taller buildings that there are step backs up high so that we can continue to enjoy the surrounding views of our snowcapped mountains and green hills.

It must include some affordable housing for families which means not one and two bedroom apartments. Ideally they’d also be some purchased condominiums. These options create a true mixed use, and provides more stability to the area

I really love the outdoor mall experience. Walkways are nicely covered if the weather is not conducive for walking outside, but the fresh air, the outdoor plazas, the waterscape for kids, and the easy access to stores from nearby parking lots make it a joy to visit. It’s sad that we have lost so many anchoring stores and therefore our local small stores are suffering. I hope that a redevelopment will help all retail thrive and bring new retail to the Area

Although it will be primarily transit oriented in there to serve the residence, it is important that it is accessible by car with reasonable easy and free parking. There is not enough density to support a mall without this. Furthermore while it will be right next to light rail, those from the surrounding communities like education hill, Redmond Highlands, Kirkland, and other areas will not be using transit to get there. It is vital that there be enough parking for those who will need to drive. The parking needs to be free otherwise they will take up our nearby streets, and it needs to be reasonably accessible to the shopping.

Knowing a little about the owner, I sure hope we are happy about the planned retail enhancements. I walked the RTC campus with my wife (and dog) today and was shocked I forgot about the value of the northern parking facility to RETAIL. It's all starting to come together. We bumped into a "Flat Stik Pub" worker and are totally thrilled about them and the recreation and fun they'll bring to Redmond at large! WE NEED RECREATIONAL OPPORTUNITIES! Bellevue doesn't have Flat Stik so RTC could draw shoppers. (Kirkland has Flat Stik.) Sidebar: We walked south to the unused parking lots. We tried to visualize where the 12-story buildings will be positioned. I'm excited there MAY be space for a 6-8 story mixed-use building, adding even more retail. But I need to call you on that Patrick!

I like everything except the building facades. I was expecting towers with views, a skyline, stepbacks for architectural interest, and most of all a welcome change from cubism. The buildings don't appear to enhance the character of our downtown.

It's the heart and soul of Redmond. I like bakeries and reasonably priced restaurants. I like the City diverting residents to RTC to support retail during Redmond Lights. I like biking and walking the trail next to RTC, then stopping for a coffee or snack. I like watching the kids & parents running through the water feature. I like the nearby art. I like the cushy benches just outside of Starbucks where you can be warmed by the gas fireplace. I like the decorated and colorful pedestrian boulevard that longtime Mayor Rosemary Ives installed. I like Books and Mortar. They are incredibly nice people.

Rain. Please cover the central plaza! It doesn't have to be hard-shell. Consider "canvas material" that can be adjusted to needs. A covered plaza would activate the Center, welcoming commuters, apartment dwellers and community members to the core for shopping, dining and socializing and recreating. Yep, vibrancy!

Yes, those lots are a killer waste. I assume you're relying on the 2 towers perhaps a mixed use 5-story buildings. It's my understanding significant commercial will be housed. I can't see this helping vibrancy.
