When asked at the meeting, they said no architecture had been done yet -- they seem to want to get approval of the project as a general concept before anyone knows what the details would be.

Thanks for responding! My point about the value of the land is that the value is determined by the possible uses to which the land can be put -- unless the zoning is going to be violated, it is not worth $3 million.
As for the zoning, obviously we disagree. Those of us who live here now chose to do so because we love the beautiful architecture and the historic character of the neighborhood. The apartments you mention on Melbourne Street are totally out of keeping with the character of the neighborhood, and should not serve as an opening wedge for more of the same, or soon there will be nothing left of the historic Melville Park

45 units on 4 house lots is a lot. Each household could have two cars....we have three. That means 90 cars with 30 spaces. Low income of 80 to 100 thousand a year in a city where 50% of the populations makes less than 35 thousand a year. But on the right track. How big is each unit? What is the definition of a family in this report? Would they need to be owner occupied?

Unfortunately, you cannot -- you have to cover the inflated asking price for the property. It would be best for you to withdraw and let the price come down to where it could be used for something less than 45 units.

This is the wrong project for this site. It violates the zoning, but the present landowner has inflated the asking price for the property on the assumption that the zoning will not be applied. I hope you developers will turn down the option to purchase, and let the sellers know that they need to lower what they are asking for it.
I have heard that the Epiphany School was interested in the site, but not at the inflated price being asked. I think it would be great if they could acquire the site and make use of it, they are such a great institution.

Build a smaller project -- 48 units is just way too dense for the neighborhood.

Thanks Jenn— I am very relieved at your response. I probably overreacted; everything I had seen about this proposal had presented it as a completely new idea. Evidently I had not explored it thoroughly enough. I love the garden, and hope it can be thematically integrated with the new additions.

Just what I said before -- please discuss how it will relate to the existing foot/bicycle path from Melville to Centre. You are raising a lot of suspicion and fears by not talking about this.

Huh? It should be a path through a garden. Occasional historical signs would be Ok, but there are plenty of those already.

What is there to describe about a bicycle/walking path? I see it as a path where you can bicycle or walk. And of course it should go through a beautiful garden, as it does between Melville Avenue and Mather Street already.

I am enthusiastic about this project. However, I do NOT understand why you consistently present it without mentioning that a section of it already exists between Melville Avenue and Centre Street. Community members have put a lot of thought and labor into creating this portion of the path, and that deserves to be recognized. Every time I hear about your proposal I fear that you plan to tear up the garden that has been built and replace it with something else. That would be terrible! So please share your vision of how the proposed DotGreenway should integrate with the existing path from Melville to Centre.
