As previously mentioned, there are certain density benchmarks that need to be adhered to along with making the project viable to keep costs down for future residents.

As previously mentioned, this project will be using a part of the shopping mall’s parking lot, away from other residential neighbourhoods and bordered to the south by Autoroute 40. Its model is to promote active transportation such as walking, cycling and the use of public transportation. As for the height of buildings, the density is necessary to conform to various rules and to make sure the project’s components such as the seniors’ residence and the rental units are accessible to seniors, young couples, and young families as well as to offer a beautiful central public plaza.

Density is the key to making this project accessible for young couples, young families and seniors’ wishing to settle into the seniors’ residence or looking to downsize after their children leave the home. Each component of this project is designed for maximum enjoyability but also to be accessible for everyone. The plaza has been designed for the green grassy areas, flowering shrubs, and tree canopy, comprising nearly a hundred trees of various native Canadian species, to be integrated harmoniously with the pavers to create a welcoming space. In addition, the plaza will host activities 12 months a year, such as farmer’s markets, exhibits by local artisans, concerts, movie nights, Christmas markets and more to give it that sense of soul for those wishing to enjoy the festivities. We continue to welcome ideas for activities to take place in the plaza.

Given that the project will include parking spaces to replace those lost, not to mention the elimination of an important heat island, parking should not be an issue for shoppers, residents or those wishing to visit and enjoy what the plaza will offer especially during holidays. At the heart of the project is the new 50,000 square foot outdoor plaza that is public and open to the entire community of Pointe-Claire, designed for active and passive use. The plaza is designed to host activities 12 months a year, such as farmer’s markets, exhibits by local artisans, concerts, movie nights, Christmas markets and more. It will also include a best-in-class seniors/active living residence with 435 apartments and well as 24 units for those who need elevated medical care in order to avoid having to go to a hospital. The residence will have a direct enclosed connection to the shopping centre, extensive amenities and is within steps of the outdoor plaza, which is accessible for those with reduced mobility. It also includes two residential rental buildings totaling 445 apartments. The buildings are located directly on the plaza and there will be a grocery store and cafés in the base of the buildings.

Density is an essential component for TOD-type (transit-oriented development) development, as required by the Metropolitan Land Use and Development Plan (PMAD) of the Montreal Metropolitan Community. The TOD type project has been the subject of in-depth discussions with the City of Pointe-Claire in recent years. It also complies with the Pointe-Claire Special Planning Program (SPU) in force for barely four (4) years as well as the zoning by-law. As well, the height of the buildings allows the footprint of each building to be reduced, allowing more space to be freed up for active and passive uses, trees, public areas, and the plaza. For the project to be economically viable and to offer the plaza and the seniors’ residence, there must be minimum benchmarks allowing everyone to benefit from it, including the city and future residents such as: young couple, seniors, and young families.

It is our belief that the project proposed achieves these goals by integrating new places for wildlife to pollinate and live amongst the new plants, shrubs and trees that will be planted on what is now an asphalted parking lot. Those living and visiting the area will have an opportunity to interact with the public space, as well as with the numerous activities that will be hosted on an ongoing basis in the plaza. We continue to look at opportunities for a green roof to be integrated on the parking deck as another way for residents to be able to connect with nature.

These towers will be among the highest buildings on the site, because the best place for taller buildings is up against the highway. The other buildings will be a mix of heights and the buildings towards the north near Brunswick will not be as tall. The buildings are located directly on the plaza, and there will be a grocery store and cafés in the base of the buildings.

Connectivity is at the heart of our project and sometimes difficult to visualize on the images that are available. We agree that permeability between different buildings is key. The plaza will have a major retention basin under it to address storm water concerns. We have said that we are always open to suggestions to make this project the best that it can be for the Pointe-Claire community.

The TOD type project has been the subject of in-depth discussions with the City of Pointe-Claire in recent years. It also complies with the Pointe-Claire Special Planning Program (SPU) in force for barely four (4) years as well as the zoning by-law. In addition, it meets the requirements of the Metropolitan Land Use and Development Plan (MLUDP) of the Montreal Metropolitan Community.
As well, the height of the buildings allows the footprint of each building to be reduced, allowing more space to be freed up for active and passive uses, trees, public areas, and the plaza.

Along with its green spaces, its active transportation focus along with a seniors’ residence and rental units connected to services, our project doesn’t affect other residential parts of Pointe-Claire.

This will be a valuable and important addition to the community, especially in the West Island, where there is a real need.

When the new residents will start moving into their new homes, the construction on the REM will be finished. As for the passing REM trains, they are entirely electric light rail trains which are far quieter than traditional trains that we are used to.
As for parking, the project only concerns a part of the CF Fairview Pointe Claire Shopping Centre and the project will include its own parking as well. Everyone will be able to enjoy the new spaces offered by this project and do so peacefully.
