The Old Town community is already being choked out by the amount of vehicles passing through. We need to discourage people from driving and have a better system in place, such as better sidewalks/streets/public transportation, that encourages people to not drive to our neighborhood. If we build more parking that will in turn bring more cars and increase the traffic problem you are wanting to get rid of.

First off I do not think this is a fair question. Everyone knows this building is vacant and has no positive community benefit in its current state. The use of the existing building has potential. This area does need a grocery store on the north end of Old Town. this property could probably support a Hardware store. I had to drive and pay for parking just to have a $2 house key made when if there was one in this area I could have walked. You really need to provide more information on this building such as size and layout so better educated suggestions can be made.

The density in this neighbor is high enough. the last thing we need in Old Town is more High-rises, Old town is not the Gold Coast, its Old town, lets try and keep the beautiful historic neighborhood we all moved here for. You can better what we have and people will come and create a better economy for the neighborhood.

Currently the ground floor is not being used for anything, so it's not providing any community benefits. The Treasure Island that used to be there was an important source of groceries for people in the immediate neighborhood.

The ground floor is sitting empty and is somewhat of an eyesore. I would hope that the sidewalk-level wall along Wells St would be improved during this planned development. The murals had their charms but their day has passed.

I have been an owner across the street from this site for over 20 years. Positive attributes for the Shell Gas Station are that the Shell property honors current zoning for a 5-story building and works to provide a service to the city and residents without taking away from the historical architecture of the adjacent Moody Church. I have lived across the street from this location for 13 years. In my world travels I have come to appreciate that there are few places where you can see water, park spaces and skylines, all from one view. There are plenty of spots for high rises, but few neigborhoods that rival Old Town. People do not just need more condos, but places to gather and enjoy life. Old Town’s historical architecture and character makes it stand out. This also increases real estate value, diminishes over-crowding and keeps Old Town desirable.

Old Town needs to keep its charm, that is one of the reasons why many of us love the area so much! If there were residential options added, I would really like to see something that is in theme with the neighborhood. More townhouses or low-rise buildings that don't block the view/light in certain areas. We need buildings that complement the charm of Moody church and capture the history within Old Town. I'm all for updating the area but adding a high rise to any of these parcels would look out of place and it's not really needed.

I'm already upset with your choice of architect who will no doubt present some post-post-post-modern pile of nonsense that only one critic pretends to like and only does so to simultaneously impress and look down upon their friends at dinner who "just don't get it" while secretly not understanding anything at all but scared that if they don't acknowledge they like it they'll be found to be a fraud, while the rest of us will have to live with that nonsense plopped into the middle of the dominant intersection of our neighborhood and stare at it every day. The least you can do for us is not allow this post-post-post-modern nonsense to dominate Old Town's morning shadows for the next 60 years. I don't really believe any involved in this project will actually listen to any of this at all and this is all a distraction and a facade to pretend you care while you cover your real plans which were already decided long ago. But, I admit, my cynicism has been overwhelming lately and I don't intend offense. Best of luck!

Especially for those without a car! Treasure Island may have been on the way down, but we need something for fresh food.

I fully agree. There are many areas in Chicago already studded or loaded with high rises/mid rises and many more planned in the future. Old Town must remain a historical "island" , a refuge within the big city--a quieter, elegant niche for residents and visitors alike. South of North Ave already provides a party atmosphere so please, please keep North of North Ave from the lake to North end of Old Town quaint. We need our air space. We need sunshine. We do not need increased traffic/ congestion.

I fully agree--Old Town does not need more shadows, darkness, and increased traffic--there are enough high rises in this area. This area is unique and quaint and should stay that way--not claustrophobic and congested.

Old Town needs to return to providing goods and services to its residents. As others have mentioned, the area south of North Ave has been turned into an arm of Division St's bar scene. Gone are all the stores that residents used to frequent for their basic needs. There are no cutting-edge restaurants in the area, likely because rentals are too high. Instead, most dining options cater to the bar crowd or tourists. Old Town has lost its florists, bookstores, bakeries, and hopefully not its Walgreens. It has lost its neighborhood charm and character. I'm not even sure why the area south of North Ave calls itself Old Town, when nearly all the Victorian buildings have been demolished. It is kind of joke. I visit other US and European cities that have managed their development far better than Chicago because their quaint older sections are respected and preserved. No one in Chicago appears to care.

We definitely need a grocery store. Restaurant/bars that cater to the age demographic of the people who actually live in Old Town. The concept for the majority of the neighborhood's bars and restaurants is the same--they serve bar food, turn into packed "night clubs" with lines down the street, and primarily cater to young kids who get sloppy drunk, litter the streets and start fights. It's like a giant frat party every weekend. We could use at least a couple restaurants and bars that serve a more mature clientele (like folks in their late 30s/40's/50s) with good food and a more sophisticated atmosphere. The neighborhood has become unsafe and annoying on weekend nights. My friends and I don't hang out here on weekends, we go to the West Loop or Gold Coast. It would be fantastic to feel comfortable going out in our own neighborhood on weekends.

The Plums, the FoxTrots are wonderful additions to the neighborhood, but don't serve the general population who cannot afford or prefer not to shop at specialty or higher-end grocery outlets. We don't need a discount store, but another Treasure Island type. Easily accessible, average prices, diverse choices. I think a Trader Joe's would be great even though it is a bit of a specialty store.
