The best way for the scale of the project to be reduced would be for the Roux and Ideals to focus on building an excellent STEM graduate school campus, and not all the extras like a large hotel, housing not for students/faculty, office space, and extra commercial enterprises.

I live on Munjoy Hill and have a boat at the marina next to this project. The huge building facing the highway is out of scale for the city and the neighborhood. Please be good neighbors and think about your impact on the larger area, we don't want to be Boston. Reduce the scale and the design of the building so that it integrates into the natural area. People use the paths in this area to be near nature in a city. Think about creating something that is both people-scaled and integrates into the natural environment. You have a huge opportunity to do something really special and unique. Please go back to the drawing board.

Currently, what percentage of Roux Institute students are full time students? What percentage of these full time students are taking at more than half of their courses in classroom, on campus, as opposed to remote learning? These numbers should help you calculate and us to understand what percentage of your students will be full time, on campus at the future Roux campus.
