Very. The open space should be concentrated rather than broken up the way the current plan shows. Would be good to combine all the park space created to add to the existing park.

South Steinway Street was never as "nice" as the area north of Broadway. The further from Broadway the more of an industrial mix. In recent decades there have been more restaurants and retail south of Broadway.
*It is a serious question whether the new shops proposed in this development will draw customers away from this new area.
* What are the various heights of the buildings?
* Also it looks to me that the biggest park is still the existing NYC Parks and Recs facility. Perhaps it would be better to combine some of the parks into a similarly sized park. People do need active recreation.
