I would hope that the forest on the site be left wild and connected and protected to other natural areas in the vicinity. We must save all the natural areas for our grandchildren. Covering them with asphalt is an abomination! Liz Morgan

Environmental studies show that trees need to communicate to one another in order to reach water and nutriments supply. Do you have studies showing that the trees will thrive in concrete environment? How can you ensure those hundred trees planted will survive in the long term?

Actually, what I understand from your presentation is that density will not keep the costs down but perhaps the profitability high...

Avant de penser à construire de nouveaux bâtiments pour les personnes âgées et les familles, il faudrait prévoir ouvrir une nouvelle école et s’assurer d’offrir des espaces en garderie tout d’abord!! De plus, l’hôpital du Lakeshore est souvent débordé… Ce n’est pas de nouveaux bâtiments qui répondront à nos besoins, mais bien de respecter la nature, de cesser de détruire les espaces humides et les arbres qui nous permettent d’avoir de l’oxygène et de l’air plus pur! Votre questionnaire concernant le réaménagement du stationnement implique le projet de destruction du boisé humide. Nous avons eu notre lot de conséquences naturelles lors des travaux de REM. Pensons aux futures générations, ils n’auront pas besoin de plus de briques, de marchés, de concerts et de surconsommation, ils auront besoin d’air pur et d’espace!!! Vous avez des enfants? Vous n’avez pas assez d’argent, il vous en faut encore?

I don’t think we need more office spaces and hotel though. And the supermarket should be an affordable one… Not a Whole Wallet like they call it in the states.
I actually lived in the US for 2 years. One in a suburbs of LA. And I’ve seen this kind of project many times. Those outside plazas are empty… nobody sits outside. There is no soul to it. It’s cold because of bricks with greens and trees struck in concrete. There should be more reflexion on how to let nature be and not restrain nature to fit in concrete.

What is the PMAD target for densification? I’m sure there could be very interesting development thought otherwise than high rise. I feel like high rise is building like we did in the 1990… we need more a human-scale project.

The idea of converting parking to homes sounds lovely especially near a shopping centre. And affordable housing is so important. But… alongside the 40? Who wants to live backed up to the 40? Better to have shops along the 40,, and residential on the other side of the shopping centre, breaks the noise pollution… I don’t know if this scenario doesn’t work in the space available at CF Fairview… but seems much more attractive as a concept. And I would imagine you have thought out if it all of this creates a parking problem.

We definitely don’t need more office space. Lot of office spaces are empty. Let’s use the space for something else, more efficient!

I think the space should occupy some modest low cost max., 5 story housing (apartments or condos) surrounded by green spaces with trees. A 10 story apartment should be out of the question. Pointe Claire should not emulate the Montreal core.

I hope the area would not have any roads for cars, and have bike lanes throughout it, and large sidewalks (that can fit emergency vehicles). This is an opportunity that can be one of the first fully car free areas in Montreal and would improve the area drastically. Also have bike lockers and other bike parking. If there are intersections for streets, having raised intersections, requiring vehicles to slow down would greatly protect people without unnecessary speed bumps in other areas. Also having a community square that can allow seasonal art installations could be nice.

There is a public space above the 40, it is Hermitage Park. It can hold many different types of activities, it is publicly owned and doesn't plan to build highrise apartments of around 25 floors.

Do you have studies about how trees can grow mature in these conditions? Trees are known to communicate between one another. They exchange water and nutriments. How will that be possible for healthy trees to grow if they cannot communicate and are stuck in “large” concrete baskets?

Although the planting of trees is welcome, this space contains a high percentage of mineralized surfaces. Furthermore, the benefits of a tree canopy will only be optimized when trees reach maturity several years down the road. The additional of substantial green space is critical to help counter heat island effects.

Affordable housing near public transportation.
How will CF ensure that the rental units will be affordable? According to CMHC, affordable housing is when a household doesn’t spend more than 30% of the total income on housing. pointe-Claire has the highest rate of households that spend more than 30% of their income in housing in the whole West Island, according to CMM data.

Trees and turf to absorb water from rain, there are issues of water accumulation on Brunswick during big storms. That could help.
