Agreed! An affordable grocery store is what's needed in this neighborhood, I understand Plum is shutting down and people are suggesting that move into the vacant space but not everyone can afford to shop there. The price alone for produce is crazy high! I hope we can get something that is a good fit for everyone in the area and we don't have to scrape pennies to buy groceries.

Sadly, it is not being used for anything. It is clear that I, as most in the community, want a grocery store to go into the vacant Treasure Island space. Plum and Foxtrot are not meeting our needs.

Since Moody owns it they do a good job of snow clearance and picking up garbage and the churchgoers who use the parking lot are not rowdy, especially late at night. However, the sidewalk badly needs to be repaved. People have tripped and hurt themselves on the uneven flag stones. I am not against a parking lot for this site, even one with 2 or 3 stories. Parking is badly needed in this area. Perhaps it could be one of those places where the business you visit could share the cost of parking with you. However the appearance and curb appeal needs to be greatly improved. I would also like to see Amazon lockers in this area, so perhaps one storey could be used for that. Definitely don't want any more bars or apartment buildings especially any more hi-rises. There are a lot of empty retail space in the hood so we definitely don't need retail space.

The Moody Church Parking lot with its apparent special use variance made years ago should continue to abide by existing zoning law classification and mapping for neighborhood shopping districts which limits commercial and residential development to three stories under B1-3 Zoning. This zoning protects our historic Old Town Triangle District and distinguishes it from many overly developed neighborhoods with rampant mid-rise and high rise residential tower development and associated AirBNB use and traffic congestion. The site under current use and zoning ensures sunlight and evening light and nighttime luminescence that makes our neighborhood very walkable and ensures public safety.

Moody owns it & needs parking for church services, so unless it could get a workable deal for Sundays, perhaps with the Stockton/Clark/LaSalle Dr. parking lot, they should keep it as is or also let the public park there for a fee on weekdays.

Its openness and low zoning, a welcome departure from the towering and impersonal forts now proliferating the city, reflect the wisdom of earlier planners in recognizing and protecting the heritage of this district of preserved historic homes and some built after the Great Chicago Fire which are yearly attractions for guided walking tours, as well as the richness of complementary architecture framing this Gateway to the Old Town Triangle with its Moody Church, Chicago History Museum, a performing arts center, art galleries, restaurants and shops, all built as a cohesive unit and on a human scale. This little parcel's development should serve as a reflection of all that and a continuum to the Triangle's legacy.

It provides necessary parking for church members, plus is a source of revenue from parking during high demand weekends (e.g., Old Town Art Fair, Air & Water Show), although it seems like it could be expanded. Is it in operation during the evenings for people who drive to Wells Street? If it didn't exist, where would church members park? While the area has zoned parking, church needs are generally during the day and, especially on the weekends. While legal for them to park in those zoned residential areas, it might prove very difficult.

I don't think we need any more housing in the area like a lot of the other comments are saying. Again this is benefiting the church and the members of the church, we should continue to provide easily accessible parking for when they are visiting the church. Maybe spice up the curb appeal or add some additional floors to increase the spaces provided. Then outside of church parking, it can be paid parking for the shops, restaurants, shows in the community. Yes, this will increase traffic but it also increases the revenue within our community. Not having accessible parking lures people away from coming and visiting those Mom and Pop stores/restaurants, which is why a lot of those places have closed over the years. If we are wanting to benefit the community, we have to think of it as a whole.

The current use is a parking lot, which a lot of commenters are saying is "useless" for the community BUT this is a parking lot for the Moody Church! This church is a part of our community and has been for years and it's serving the members of that church who don't live in the area with parking. In the city alone, parking is hard to come by, especially in the Old Town area.

It provides parking for congregants at the Moody Church so they are not taking up street parking. Since no one lives there it keeps the density down for the area and it gives us views of the Loop.

With regard to the parking lot On the northwest corner of LaSalle and North ave., I would hope that Fern Hill understands that 1660 N LaSalle , James House, Americana Towers were built 50 yrs. ago, give or take a few years. Times were quite different back then and the Old Town area was not quite developed the way it is today. However, not long after the creation of the existing high rises the community recognized that if continued development occurred with additional high rises that the entire character of the Old Town neighborhood would be put into jeopardy. Consequently, various groups organized to have the zoning laws reflect that endeavor. In that regard not only would the erecting of a tall building contravene that endeavor and change the character of Old Town even more than it has by the high rise structures that already exist, it would destroy the property values of hundreds of individuals who have invested much of their net worth into the units. The value of their investment would be substantially diminished for the sake of profits to a large corporate enterprise at the expense of individual home owners. Please limit the height of any planned multistory building to a level that will not destroy the finances of the individuals who have been invested here for decades.

I think we can all agree that a grocery store is needed here. The community needs one. As for improvement, I would like to see a grocery store with windows all down the side to provide additional light and openness. Additionally, adding in some security cameras around the store to help provide a safer community for everyone.

As mentioned in my previous comment, this space is empty which causes not a lot of foot traffic, it's a dark area for people to walk by at night which makes it feel unsafe. It's taken so long to get a grocery store back in there that it's caused many of us to have to trek to other stores miles away. It's been a waste of space for the past 3+ years and it's very disappointing that it's taken this long to even get a replacement.

Currently, this property doesn't provide any positive benefits since it's empty. It actually has lowered the neighborhood in the last however many years it's been empty. I don't like walking by this building as the majority of the time it's dark, empty (not much foot traffic) and it makes me feel very unsafe.

Old Town is such a desirable and sweet place to live. It stands out from other neighborhoods in Chicago being so quaint and charming. The last thing I would want to see is have Old Town turn into something similar to River North with high rises and congestion. I know this has been expressed but a grocery store would be such a great addition to the neighborhood. Something like Dom's. Just no high rises please.

I have lived across the street from this location for 13 years. In my world travels I have come to appreciate that there are few places where you can see water, park spaces and skylines, all from one view. There are plenty of spots for high rises, but few neigborhoods that rival Old Town. People do not just need more condos, but places to gather and enjoy life. Old Town’s historical architecture and character makes it stand out. This also increases real estate value, diminishes over-crowding and keeps Old Town desirable.

Old Town needs to return to providing goods and services to its residents. As others have mentioned, the area south of North Ave has been turned into an arm of Division St's bar scene. Gone are all the stores that residents used to frequent for their basic needs. There are no cutting-edge restaurants in the area, likely because rentals are too high. Instead, most dining options cater to the bar crowd or tourists. Old Town has lost its florists, bookstores, bakeries, and hopefully not its Walgreens. It has lost its neighborhood charm and character. I'm not even sure why the area south of North Ave calls itself Old Town, when nearly all the Victorian buildings have been demolished. It is kind of joke. I visit other US and European cities that have managed their development far better than Chicago because their quaint older sections are respected and preserved. No one in Chicago appears to care.

We definitely need a grocery store. Restaurant/bars that cater to the age demographic of the people who actually live in Old Town. The concept for the majority of the neighborhood's bars and restaurants is the same--they serve bar food, turn into packed "night clubs" with lines down the street, and primarily cater to young kids who get sloppy drunk, litter the streets and start fights. It's like a giant frat party every weekend. We could use at least a couple restaurants and bars that serve a more mature clientele (like folks in their late 30s/40's/50s) with good food and a more sophisticated atmosphere. The neighborhood has become unsafe and annoying on weekend nights. My friends and I don't hang out here on weekends, we go to the West Loop or Gold Coast. It would be fantastic to feel comfortable going out in our own neighborhood on weekends.

The rise of condos and residents in this area continue. The Plums, the FoxTrots are wonderful additions to the neighborhood, but don't serve the general population who cannot afford or prefer not to shop at specialty or higher-end grocery outlets. We don't need a discount store, but another Treasure Island type. Easily accessible, average prices, diverse choices. I think a Trader Joe's would be great even though it is a bit of a specialty store. I Aldi's and Jewel serve the community, but for many residents in Old Town who do not have a car, they are inconvenient for doing a weekly shopping. Would like to have a better understanding of why there is such resistance to replacing TI with another grocery store.

Old Town needs to keep its charm, that is one of the reasons why many of us love the area so much! If there were residential options added, I would really like to see something that is in theme with the neighborhood. More townhouses or low-rise buildings that don't block the view/light in certain areas. We need buildings that complement the charm of Moody church and capture the history within Old Town. I'm all for updating the area but adding a high rise to any of these parcels would look out of place and it's not really needed.

Would love to see bakeries, florists, workout studios, local family-owned shops return to the neighborhood. I've seen, like many others, all these wonderful stores close down or move within the past 6+ years. It's really sad to see the neighborhood lose its charm and have so many empty retail spaces. We are a local community, let's try to keep that feeling when building out these spaces.
