He said "Dom's," not "Dominicks." Dom's is a small specialty grocer. Block Club Chicago reports Dom's will open a store on Wells St. next to (or in?) Plum Market later this summer.

The idea posed by some of "more retail" amuses me. There are already too many vacant retail locations in Old Town, so adding more at the area's high rent levels seems like folly. What does Moody want to do with the property? It's theirs.

As previously mentioned, neither negative or positive "community" effects. It should be noted this site previously was for an Amoco gas station, so it may require remedial work prior to any residential development.

I'm not sure if there are either positive or negative benefits to "the community" by a church parking lot used mainly on Sundays and sometimes other days for Moody special events. It's neutral.

As others have noted, the ground space is presently empty (no benefits) and there is a parking garage. Given that the area's grocery stores are concentrated around the south end of Old Town, keeping this space retail grocery would be a plus. If not a chain grocery store, perhaps divide the space up sort of bazaar-style with several specialty food retailers under one roof?

Actually, a CPL branch is located at the south end of Old Town on Division just west of Wells St. It's only a half mile away. It's highly unlikely the city has the funds or the desire to locate another branch so close. A community garden sounds nice, but given the value of property here, it's unlikely a developer will spring for anything that's meaningful in size. But if a community garden could somehow be incorporated into a redeveloped space, I agree that would be welcomed.

Visually, it's an eyesore. Building a structure more than 3 stories high would block light through the large stained glass windows of the Moody Church. Perhaps a redesigned fueling station adapted to transition from petroleum to electric vehicle charging. I suspect you people in property development have ideas on how this could be done nicely.

It's frequently a meetup place for cycle gangs, especially in warmer months. Associated activity can at times, to put it mildly, be obnoxious.

It's a 24-hour gas station and convenience store in a part of town that's seen many gas stations close in recent decades. What's unusual here is that there are two such operations separated by a church (and the Moody parking lot next to the Walgreens at LaSalle & North was the site of an Amoco station a few decades ago). Given the lack of alternatives for drivers needing gas, it seems both the Shell and BP at Clark & LaSalle do very well and provide a needed product.

I agree. Trader Joe's might be a good fit (their stores are generally the same size -- in square footage -- as the old Treasure Island). A TJ's would complement their corporate partner store, Aldi, which has a location at the south end of Old Town on Wells St at Division. An Aldi and Trader Joe's share a space on Clybourn just north of Willow so having both brands represented in Old Town would not be extraordinary.
