Thanks for the feedback. To clarify there will be no parking or garages visible from Lorain Ave. Each unit has its own attached garage accessed from an existing curb cut and driveway. The garages are behind the buildings so as not to be visible from the street.

Existing historic building should be preserved and rehabilitated. I toured the building last year. It is in fine condition. Apartment building's community room should be on the first floor, where it can activate the street and interior meetings and activities can spill out onto the plaza in front of the building allowing residents to engage with the community. The apartments that are on the first floor facing the plaza will not have adequate privacy. There could still be a rooftop deck for residents if really desired, though that can be a long term maintenance problem. West elevation needs more windows at pedestrian sidewalk level. A drawing of the site layout, plaza, parking, and landscaping would be helpful.

Street trees. The south side in front of St. Augustine is so welcoming and inviting with all it’s beautiful shade trees. Then you cross the street and it just feels desolate and ugly. This is a problem that sorely needs to be addressed city wide. Street trees over solid concrete!

The development proposal does not match the existing buildings for respect for the pedestrian, providing the sense of a street "room," or providing aspects of placemaking. It takes a three story historic building with lots of architectural detail and substitutes a one story frontage on the street. It would be better to place the residences over the library. I do like the overhang that provides shade and rain cover but worry about the dry plants in the shade underneath. I do not see a transit shelter in the rendering. An overhang set back from the street does not replace the amenities provided by a three sided shelter placed where the bus can be seen approaching.

I like the soft white/bone white; I would seriously consider doing away with the darker shade on the Eastern portion of the proposed building Perhaps a light slate blue or light shade of red that would complement some of the buildings that are nearby. Secondly, I would seriously reconsider that awful canopy; you folks really need to go back to the drawing board and have a more friendly welcoming canopy maybe perhaps something that shines light maybe glassy canopy overhang. Also, that canopy should have some character versus just a boxy straight line excessive roof overhang. Incorporate some curvature some accenting curves.

ABE’s Beauty plaza and beverage store needs to be torn down and turned into a reading garden, surrounded by a decorative brick wall. Also vacating the south end of West 80th at Detroit Ave to directly connect it to the Library.
As long as that plaza is there, it’ll be a deterrent to people wanting to walk to the library. I get harassed almost every time walking past there.
Brick works blends in really well on Lorain. Make sure the sidewalk is pedestrian-friendly, well kept, and lit up.
