City Museum in STL is hands down the best place on earth.
Second is McMennamin’s Edgefield in Oregon.

Either of these would guide the project well.

Haven't been inside the Smokestack, but could it be repurposed as an interactive or otherwise unique art venue with curated, cutting edge experiential art exhibits? There could be a charge for entry or the space could be rented for parties or special events with discounted prices for River Arts District Artists members.

1) Extensive permaculture demonstration garden and landscaping where people of all ages can interact and learn about edible and medicinal perennials, and sample the fruits 2) Signage and self guided tour of permaculture features and sustainable features of the buildings and site 3) Special area for elders and children to play such as shaded benches and raised garden beds next to kid play spaces 3) Community garden space for residents living in the proposed development 4) Dedicated performance space for buskers, hula hoopers, dancers, mimes, etc. 5) Space for a weekly artists market and farmer's market

1) At least 20% of the units should be truly affordable. I am not sure 80% AMI will get us there, but that should be the bare minimum. 2) With the urgency of addressing climate change, it would be a crime to build a new building that requires fossil fuels to operate. Make it a Net Zero building and promote that feature with signage. 3) Planned spaces for elders to interact safely with children. 4) Spaces for residents to store outdoor recreational equipment such as boats and paddle boards. 5) Please make green living walls and thoughtful plantings to maximize food growing and beauty.
