An outdoor urban park for one which is lacking in WI. A new public forest. A first real transit/pedestrian oriented development in Quebec An indoor live show/ music hall which is inexistant in WI and or any other public/cultural facility you can think of that could integrate within the property and offer complicity between your needs and those of the local residents.

I want a pedestrian only commercial street from REM station to your food court entrance. A hotel short stay extended stay building corner Fairview Ave & A40 with a cultural facility and/or indoor music hall groundfloor and plaza with rooftop hotel restaurant and amenities. With all the projects you plan on having every proximity retail option should be accounted for. You should be striving for an outdoor lifestyle type centre with residential and or office use above. Every building should be mixed-use with the highest environmental/sustainable standards.
I hear even a public library would increase patronage throughout your property.

Empirical data clearly states that the most effective way to increase public transit ridership and to move away from a car-centric ‘utopia’ is to generate pedestrian and active transportation friendly developments where users live, work and play. Why build 500 parking spaces with very limited revenue and little social benefit, when you could build 500 homes with families who live and can walk to all their necessities.
More importantly though, and as you say, its not up to CF to build what the CDPQ deemed to be non-viable, poor return on investment for the environment and curbing climate change while having a limited impact on significantly increasing ridership.
Further, imagine saving 20 min. of commute time using REM, to then losing 15 min trying to get out of a 500 parking lot structure at rush hour. ;)

My husband and I are finding it difficult to manage a large yard. Driving will become an issue as we get older. A community where we can rent a spacious condo or apartment is definitely in our plans in the next few years. Access to shopping, transportation, entertainment and outdoor space would be perfect for us.

During our now 57 years in Pointe-Claire, we have worked closely and collaboratively with all levels of government. In doing so, we’ve always respected the rules and regulations and we plan to continue doing so.
As for the project itself, we feel the need to clarify. The project is right outside our doors in our parking lot, between the mall and Reno-Dépôt, and not across the street on the John Abbott College lands.

Here are some of the key features of this new community.
The Plaza
At the heart of the project is the new 50,000 square foot outdoor plaza that extends out from the shopping centre right outside our doors. A plaza that is public and open to the entire community of Pointe-Claire, designed for active and passive use.
Seniors Residence
This phase of the project includes a best-in-class seniors/active living residence with 435 apartments and well as 24 units for those who need elevated medical care in order to avoid having to go to a hospital. The residence will have a direct enclosed connection to the shopping centre, extensive amenities and is within steps of the outdoor plaza, which is accessible for those with reduced mobility.
This will be a valuable and important addition to the community, especially in the West Island, where there is a real need.
Residential Rental Towers
The project includes two residential rental buildings totaling 445 apartments.
The buildings are located directly on the plaza and there will be a grocery store and cafés in the base of the buildings. They have been designed so that the residential units are located higher than the REM tracks. The height of the buildings allows the footprint of each building to be reduced, which allows more space at grade to be freed up for active and passive uses, trees, public areas and the plaza.

Congratulations on a great presentation, that demonstrates a well thoughout and stuctured plan. Truly inspiring. Finally, a true TOD/POD in the Province of Quebec.
My first idea came in seeing the size of the Plaza, it could double as a Catchment bassin which could be greatly needed considering future development potential of the parking lot. Chulalongkorn Centennial Park in Bangkok is a great example.
As part of the losing EPC team, in charge of exterior station planning, your concept reminds me of an option designed if REM station was to be located on your parking lot.
The only other thought that comes to mind at the moment is one of the other very important aspects of TOD/POD or LEED-ND, and that is the question of connectivity. Had trouble seeing your slides in video (maybe didn’t see correctly) but seems that the city blocks if you will are quite large. I understand your need to do so with your tallest buildings but I would have hoped for a little more finer/richer grain in the areas directly adjacent to them. The smaller the city blocks the more dynamism permeates through the space. Further, it promotes and exemplifies the shift from a typical car-centric development to that of an active transportation-cenctric design.
As a Principal urban designer who has lived his entire life in Pointe-Claire, I would be more then happy to volunteer more details or ideas. Please do not hesitate to contact me.
