After reviewing the most recent Casco Bay Plan - issued by CB Estuary Partnership - it looks to me like Roux Institute's development (on the old B&M land) might have an adverse effect on Casco Bay, esp. concerning sea level rise. Do your development plans take into account the extreme sea level rise (which is getting worse, faster than predicted)? The property is at sea level now, which means it's likely to be UNDERWATER shortly. Which buildings will be put up on stilts, for ex.?
