I would love to see the Manchester Transit bus yard moved to another part of the City - perhaps the JFK arena parking lot to free up this space to become a mixed use retail/residence and waterfront park - perhaps a underpass or overpass over the rail lines to the Heritage Trail. Could host community events in the new park - this could also be an area that may work with enough room to provide the grading needed for ADA access form the River to Elm Street. A cool ped/bike bridge with public art aspects.
