Speaking of businesses who do well with allergies (and a small local biz), my celiac family loves Razzi's pizza, which is based in Greenwood and recently opened a small, delivery-only location in downtown near REI (under the Denny I-5 overpass). We would LOVE to see them open a sit-down place in the hood. This would be a perfect location....

Maybe draw some inspiration from Night Market in the International District. With the right lighting and some rain cover you can do a lot more than just summer months.

Programming special events would be great! Outdoor cinema is a big hit with all ages, and the best one (Fremont) is far away from this neighborhood.

Seek out small independent businesses! Keep rents at a reasonable level and spaces small -- otherwise, larger, expensive spaces will likely result in only large chains being able to afford the space.
