I think this project has an attraction that will benefit the people who use the REM and stop of to visit. Another attraction that would attract people is to use the projected Fairview Forest as a natural oasis that can introduce us to a relationship with the Forest that will benefit visitors, retail workers and the people of Pointe Claire. I would like to expand on some isdas that will benefit everyone.

I think the space should occupy some modest low cost max., 5 story housing (apartments or condos) surrounded by green spaces with trees. A 10 story apartment should be out of the question. Pointe Claire should not emulate the Montreal core.

There really should be a sheltered route that connects the REM directly to Fairview mall. There will no doubt be a fair amount of foot traffic between the station and mall. A covered route provides shelter from the elements and safe passage through the parking lot. I feel like not having one is a real missed opportunity.

I would hope that the forest on the site be left wild and connected and protected to other natural areas in the vicinity. We must save all the natural areas for our grandchildren. Covering them with asphalt is an abomination! Liz Morgan

1 tree per 500+ square feet is hardly a green canopy. Just for comparison, I am involved with the transformation of a 15,000 sf lawn into a more diverse ecosystem. Alongside 8 existing mature trees (4 of them silver maples with 50' diameter canopies) and 6 street trees along 2 edges, we are planting about 30 trees of varying sizes.

Although the planting of trees is welcome, this space contains a high percentage of mineralized surfaces. Furthermore, the benefits of a tree canopy will only be optimized when trees reach maturity several years down the road. The additional of substantial green space is critical to help counter heat island effects.

In today's edition of La Presse, there is an article: Protection des milieux naturels « Fin de la récréation » dans le Grand Montréal . https://www.lapresse.ca/actualites/environnement/2022-04-01/protection-des-milieux-naturels/fin-de-la-recreation-dans-le-grand-montreal.php Seeing how the tide is changing with regards to natural spaces and development, what are you prepared to do to save the forest on your property? It is full of rare and unique plants and tree species, as well as the brown snake, vernal ponds and red-backed salamander. The trees you hope to plant in your plaza will never come close to having the highly sophisticated and intricate biodiversity that already exists on your property. If you cut down the forest, you will lose not only a priceless ecosystem, but access to nature for everyone, a place to live for wildlife and a buffer from the noise of the highway and the REM for locals. Consider modernizing your thinking and recognize that natural spaces aren't disposable.

The questions are rather limited. What benefits will this project add? I feel that the benefits may be far outweighed by the costs. This web site (and the link that brought me here) stress the public space. But it's puny in relation to the size of the project, and the whole site seems like greenwashing. What about traffic impacts, in an area that is already overburdened? I avoid Fairview now because of the traffic; increased congestion makes it even less likely I will shop there. The concept shows tree wells amid a mostly sterile concrete plaza. How about some actual grass (or clover)? How about connecting the green space to the nearby forest? How about some landscaping to connect the mall and the new buildings to the REM and bus terminal? TOD is good, but how about some real green design to it.
